Location
Nestled in Sentosa Cove, Cape Royale is an ultra-luxurious development featuring 302 residences, developed under a 35:65 joint venture between Ho Bee Land and IOI Properties. Upon completion, the development was initially held entirely for leasing, where 3,000 sq ft four-bedroom apartments commanded asking rents of up to $22,000 per month. The developers have now released units for sale, igniting strong market interest.
Sentosa Cove is far from lacking in everyday amenities. The enclave features a large supermarket, a 24-hour 7-Eleven convenience store, and over 40 dining options, including ONE°15 Marina. Furthermore, complimentary shuttle bus services connect directly to VivoCity, which is seamlessly integrated with HarbourFront MRT station.
A common misconception about Sentosa is that it is inaccessible, prohibitively expensive, and devoid of lifestyle amenities. This perception was a primary driver behind the subdued sales in Sentosa Cove prior to the pandemic. Over the past two years, however, buyers have renewed their appreciation for Sentosa Cove's idyllic lifestyle and exclusive residential appeal.
In July, Ho Bee Land released an initial tranche of 50 units for sale at Cape Royale at an average price of around $2,100 psf. Within a month, over 40 units were swiftly sold.
While Cape Royale remains competitively priced on an average psf basis against other new launches, the bespoke waterfront lifestyle it affords is entirely in a class of its own.

The majority of buyers at Cape Royale are local residents, including Singapore citizens and permanent residents. For many, owning a seafront residence here is the ultimate aspirational dream. No other residential enclave in Singapore offers direct, unhindered ocean-facing living quite like Sentosa.
When Cape Royale was first released for sale, approximately 95% of the units were already tenanted, generating robust monthly rentals ranging from $10,000 to $22,000.
This 99-year leasehold luxury condominium comprises eight residential blocks standing 16 to 18 storeys tall. Typical units offer a well-curated mix of three- and four-bedroom layouts ranging from 1,679 to 2,713 sq ft, complemented by 10 lavish penthouses spanning 2,939 to 4,672 sq ft.
For tenanted units at Cape Royale, purchasers enjoy the flexibility of either extending the tenancy for immediate rental returns or moving in upon lease expiry. There is no pricing discrepancy between vacant and tenanted units.
