Frequently Asked Questions
What Types of Properties Can Foreigners Buy in Singapore?
When purchasing properties in Singapore, foreign investors can mainly choose from the following property types: private condominiums, strata landed housing, and landed homes on Sentosa Island. Foreigners are not eligible to purchase HDB flats. Executive Condominiums (ECs) become eligible for foreign purchase 10 years after completion. Commercial properties include retail shops, offices, hotels, light industrial units, HDB shophouses, private shophouses, and more.
Many foreign investors choose to buy private condominiums in Singapore due to their exquisite architectural design and strong capital appreciation potential. Compared to China, condos in Singapore typically come with allocated parking spaces and partial fittings—such as fully fitted bathrooms, flooring, painted walls, floor tiles, doors, and windows. Furthermore, many developers provide essential household appliances such as cookers, cooker hoods, refrigerators, washing machines, air conditioning, and sanitary fittings. Homeowners only need to furnish the home and add simple soft decor before moving in, offering great convenience.
What Is the Additional Buyer’s Stamp Duty (ABSD) for Foreigners Buying Property in Singapore?
Foreigners purchasing any residential property in Singapore are subject to an Additional Buyer's Stamp Duty (ABSD) of 30% of the property purchase price.
How Much Bank Loan Can Foreigners Secure?
The maximum Loan-to-Value (LTV) limit is generally between 55% and 70% of the property value. Monthly loan repayments typically cannot exceed roughly 60% of monthly income (subject to Total Debt Servicing Ratio / TDSR limits), and will depend on the loan package and loan tenure.
Can Overseas Income Be Used to Calculate Loan Eligibility?
Yes. You can simply obtain a proof of funds/deposit statement from the bank (applicable only to certain banks) to demonstrate your financial capability. Alternatively, you may transfer 60% to 70% of the property purchase price to a local Singapore bank account (this does not need to be held long-term, just to prove funds are available). In addition, you can pledge 30% to 50% of the property purchase price with a local bank in Singapore for four years. These are all accepted methods when applying for a mortgage.
Can Foreigners Reside in Singapore Long-Term by Investing in Property?
Singapore does not offer residency through property investment, and buying a home here does not grant immigration status. However, owning property in Singapore can be one of the favourable factors considered in future Singapore residency applications, potentially improving your chances (though it is not a guarantee) and perhaps serving as a stepping stone. You can live in Singapore long-term by working here under passes such as S Pass, Work Permit, or Employment Pass (EP), or by applying for Permanent Residency (PR).
Does Property Investment Guarantee School Placement for Children in Singapore Government Schools?
No, it is not guaranteed. However, living within 1 to 2 kilometres of your target primary school can improve the chances of admission.
