Two New Private Residential Launches in Q1 to Inject Fresh Vibrancy into Mature Tampines Estate

Tampines Property Trends: From Rural Farmland to World Habitat Award Winner — A Comprehensive Review of Hot Projects
Tampines, a mature residential town in eastern Singapore, has become an ideal destination for buyers and tenants alike thanks to its excellent transport connectivity, comprehensive amenities, and diverse housing options. Once a rustic farmland, it has evolved into a vibrant town honoured with the UN World Habitat Award. In 2024, several new residential launches captured strong market attention, most notably Aurelle of Tampines and Parktown Residence.

Parktown Residence: Tampines' First Mega Integrated Development
Jointly developed by UOL Group, CapitaLand Development, and Singapore Land Group, Parktown Residence is a 99-year leasehold integrated development bringing together residential units, commercial retail, and a public transport hub. Housing 1,193 units spanning from one-bedroom plus study to five-bedroom layouts (ranging from 463 sq ft to 1,679 sq ft), the project is slated to obtain its Temporary Occupation Permit (TOP) in June 2030.
Parktown Residence is estimated to launch at around $1,900 psf, making it remarkably competitive compared to other recent new launches priced above $2,300 psf. The project will also be one of only nine such integrated developments across Singapore.
Aurelle of Tampines: A New Premium Executive Condominium (EC) Option
Developed by Sim Lian Group, Aurelle of Tampines is the latest Executive Condominium (EC) in Tampines, offering 760 units and expected to achieve TOP by December 2028.
In October 2023, the developer won the site with a top bid of $543 million, translating to $721 per square foot per plot ratio (psf ppr). According to an analysis by PropNex CEO Ismail Gafoor, taking into account rising construction costs and the harmonisation of gross floor area (GFA) guidelines, launch prices for Aurelle of Tampines are anticipated to be higher than Novo Place. Novo Place launched at starting prices from $1,489 psf, with an average price of $1,656 psf.
Comparison of Nearby Projects: Tenet and D’Nest
Tenet:
Launched in December 2022 with 618 units.
Price range: $1,185 psf to $1,651 psf.
Jointly developed by Qingjian Realty, Santarli Construction, and Heeton Holdings.
Expected to be completed in 2026, it is virtually sold out, with only one remaining unit left.
D’Nest:
Completed in 2017 with 912 units.
Recorded 50 resale transactions over the past year, transacting between $1,241 psf and $1,610 psf.

Coco Palms: Robust Rental Performance
Located right next to D’Nest, Coco Palms was completed two years later and comprises 944 units. Although only 38 units changed hands in the resale market over the past year, its leasing market was exceptionally active, with 397 units rented out.

Rental Overview:
Most units commanded monthly rentals between $2,200 and $8,800.
The largest layouts (five-bedroom units spanning 3,100 to 3,200 sq ft) fetched rents as high as $14,000 per month.
Outlook for the Tampines Property Market
With several new projects entering the market, the Tampines property landscape has grown increasingly vibrant. Whether it is the mega integrated development Parktown Residence or the premium EC Aurelle of Tampines, diverse buyers and investors can find properties tailored to their requirements. Meanwhile, the resilient leasing performance of established developments like D’Nest and Coco Palms highlights the ongoing appeal of Tampines as a prime residential enclave.
For prospective homeowners and investors, Tampines remains an area firmly worth tracking. Backed by continuously upgrading infrastructure and a resilient property market, this World Habitat Award-winning town is well-poised to maintain its enduring allure.
