Two New Launches Move 791 Units Over the Weekend! Penrith and Waterfront @ Faber Near Sell-Out as Singapore Property Market Heats Up

Two New Launches Move 791 Units Over Weekend! Penrith and Faber Residence Near Sell-Out as Market Shows Signs of "Bubble"

The Singapore property market witnessed another buying frenzy over the final weekend of October.

Penrith in Queenstown and Faber Residence in Clementi both debuted to stellar results: shifting a combined 791 units in just two days, achieving take-up rates of 97% and 86% respectively.

This performance has left analysts both stunned and cautious: "Buyers seem less concerned about location, driven mostly by the fear of missing out."

Some experts have even cautioned that the market may be "overheating", flashing early warning signs of a property bubble.

Penrith: Queenstown’s First New Launch in Seven Years Sells 97% Over Debut Weekend

Penrith is the first new private residential development in Queenstown in seven years, jointly developed by Hong Leong Holdings, Hong Realty, and GuocoLand.

Of its 462 units, 447 (97%) were snapped up over its launch weekend at prices between $2,435 and $3,088 psf, with Singapore citizens accounting for 90% of buyers.

Behind Penrith's blockbuster sales is deep-seated pent-up demand from upgraders in the precinct.

Queenstown is not only exceptionally well-connected, but also a renowned hotspot for "million-dollar HDB flat" transactions. Many HDB owners have capitalised on handsome resale gains to decisively upgrade into private housing.

The project is slated for completion in 2029.

Faber Residence: Clementi Heats Up Again; All 3-Bedroom Units Fully Sold

Launching alongside Penrith, Faber Residence also delivered an impressive showing over the weekend.

Out of 399 units, 344 (around 86%) were sold at an average price of $2,160 psf.

All two-bedroom and three-bedroom units were completely sold out, while more than half of the four- and five-bedroom layouts found buyers.

Buyers were predominantly owner-occupiers, mainly from Clementi and the wider western region.

Jointly developed by GuocoLand, Hong Leong Holdings, and TID, the development is likewise expected to be completed in 2029.

Analysts: Pent-Up Demand and Locational Familiarity Drive Take-Up

The strong momentum in Queenstown and Clementi came as no surprise: "Neither estate had seen a new launch in over eight years, allowing substantial demand to build up."

HDB flat owners in Clementi have reaped healthy gains from rising resale values, and Faber Residence provided an ideal opportunity for them to upgrade within familiar surroundings.

A buying frenzy unfolded at Faber Residence from 1:30 pm on Saturday, as many buyers who missed out on Penrith pivoted swiftly to secure a unit there instead.

Market Heat: 12 Out of 27 New Launches Cleared Over 70% on Opening Weekend

To date, among the 27 new private residential projects launched in 2024, 12 have sold more than 70% of their units over their launch weekend.

This includes the high-profile Skye at Holland launched the week before, which cleared 99% of its units on day one at an average of $2,953 psf to become the year's top performer.

Behind this rally are prevailing low interest rates and a strong return in homebuyer confidence. However, analysts caution that when buyers scramble to enter the market despite broader macroeconomic uncertainties, the market may have crossed into an emotionally charged, overheated phase.

Analysis: Lower Rates Fuel Buying Interest, but Prices Near Cycle Peak

The current market atmosphere evokes memories of 2007 and 2012—previous peaks in Singapore real estate marked by soaring prices and transaction volumes.

While low borrowing costs have undeniably drawn buyers in, these interest rate savings are steadily being eroded by escalating home prices. If buyers continue to rush in without scrutinising location and fundamentals, it could be the harbinger of a bubble.

Developers previously held back units to release at higher price points later, but the recent trend of near sell-outs on opening weekends reflects intense buyer exuberance and heightened market expectations.

Food for Thought Behind the Red-Hot Sales

The resounding success of Penrith and Faber Residence highlights the enduring demand for quality developments in established estates.

Yet, these blockbuster sales also hold up a mirror to the market's underlying greed and anxiety. Amid low interest rates and tight supply, optimism among both homebuyers and developers is being magnified.
