Two Launches Drive the Market: The Dynamics Behind January's New Home Sales Rebound

January New Private Home Sales Surge 137%: Is the Market Warming Up?

With the conclusion of the traditional year-end lull, Singapore's private residential market picked up visibly at the start of 2026.

According to the latest flash estimates from the Urban Redevelopment Authority (URA), 466 new private homes (excluding Executive Condominiums, or ECs) were sold in January, jumping roughly 137% from the 197 units transacted in December last year. While this represents a 57% year-on-year decline compared to January last year, the robust month-on-month rebound signals that market sentiment is steadily recovering.

Notably, developers launched 786 new units in January—an over 14-fold surge from the 52 units launched in the preceding month. This resumption of fresh supply has been a key catalyst behind the sales rebound.

Regional Performance: OCR Leads Sales Volumes

Across market segments, the mass-market Outside Central Region (OCR) saw the highest number of units launched and outpaced all other sub-markets in sales, with 540 units launched and 183 units sold.

The Core Central Region (CCR) also delivered a commendable showing, recording 162 units sold from 246 units launched.

Although the Rest of Central Region (RCR) saw no brand-new project launches in January, existing projects moved 121 units, underscoring resilient underlying demand.

Two Major Launches Account for Over Half of Total Sales

Just two fresh projects debuted in January, yet they accounted for 54.5% of overall sales volume.

Located in the Central Business District (CBD), Newport Residences (246 units in total) moved 132 units during the month at a median price of $3,070 psf. Over 57% of units were taken up over its launch weekend. Buyers were predominantly Singapore Citizens (over 80%), with Permanent Residents (PRs) accounting for 15% and foreign buyers making up around 3%. Notably, 75% of transacted units were priced below $2.5 million, offering an attractive price quantum for buyers seeking a freehold foothold in the CCR.

The other debut was Narra Residences in the Dairy Farm precinct (540 units in total), which moved 122 units at a median price of $2,148 psf. While its launch take-up rate fell short of 50%, this pace of absorption is not uncommon for OCR mega-developments. Most large-scale OCR projects tend to digest inventory steadily over several months rather than clearing out rapidly on launch weekend.

A Measured Sales Pace Isn't Necessarily a Negative

Market analysts highlight that while several developments achieved launch-weekend take-up rates exceeding 50% last year, this should not be regarded as the norm. A more measured sales velocity affords developers greater pricing flexibility in subsequent phases, enabling them to calibrate pricing strategies in tandem with market conditions.

In other words, a "slow burn" does not signal sluggish demand—it reflects a market returning to rational, sustainable fundamentals.

February Lull Expected, Momentum to Resume with March Launches

Given the absence of major new project launches and the seasonal lull brought on by the Chinese New Year festivities, market activity is anticipated to moderate briefly in February. However, analysts widely view this as a seasonal phenomenon rather than a structural pullback in demand.

Looking ahead, River Modern in prime District 9 (River Valley) will be next to step up to the plate. Comprising 455 residential units and 6 commercial retail units, previews commence on 20 February, with sales officially opening on 7 March. As one of the flagship launches for the first half of the year, its reception is set to serve as an important market bellwether.

Full-Year 2026 Outlook

Supported by progressively softening interest rates and strong genuine owner-occupier demand, analysts project that full-year new private home sales could reach between 9,000 and 10,000 units in 2026, provided macroeconomic fundamentals remain stable.

Overall, January's rebound was largely supply-driven rather than an indicator of market overheating. Moving forward, the key metrics to watch will be buyer response to March's fresh pipeline and overall market price acceptance.
