Top Deals Reveal: Price Benchmarks for Singapore Luxury Homes Are Shifting Upward
In 2025, Singapore Luxury Home PSF Records Kept Falling, and $6,000 PSF is No Longer the Ceiling
In 2025, Singapore's ultra-luxury residential market redefined price benchmarks once again. An increasing number of condominium transactions breached S$6,000 per square foot (psf)—not as isolated anomalies, but as part of a distinct, emerging trend.
The year began with a highly symbolic deal.
Park Nova Fires the First Shot, Setting a New Yearly PSF High
On 21 January 2025, a landmark unit changed hands at Park Nova, located in the prime Orchard Road enclave:
A 5,899 sq ft duplex penthouse on the 20th floor was sold for S$38.89 million, translating to $6,593 psf.

This was not only the highest condo psf transaction of 2025 to date, but also the second-highest condo psf record in Singapore's history, second only to the $6,650 psf achieved by The Marq on Paterson Hill in 2011.
Notably, this price represents a significant leap from Park Nova's own previous historical peak.
Previously, the development's peak price stood at $5,784 psf, set by a penthouse unit in 2021.
Only 11 Deals in History Crossed $6,000 PSF, with 2025 Accounting for Nearly Half
To date, there have only been 11 condominium transactions in Singapore's history that crossed the $6,000 psf mark, with five of them taking place in 2025 alone.
Besides Park Nova, other developments that breached the $6,000 psf threshold include:
The Marq on Paterson Hill
Skywaters Residences
Sculptura Ardmore
Together, these developments represent the iconic luxury residences that smashed their respective all-time high psf records in 2025.
A Key Takeaway: Trophy Transactions Were Almost Exclusively in the CCR
Looking at the overall leaderboard, the trend is unmistakably clear: top-tier transactions are heavily concentrated in the Core Central Region (CCR).
Among the top 15 condominium developments by highest psf in 2025, almost all were situated in the CCR—with the exception of Zyon Grand—reflecting ultra-high-net-worth buyers' enduring preference for prime, central locations.
This comes as no surprise: prime locations, scarcity of supply, mature amenities, and status prestige remain the most resilient pillars of value for trophy real estate.
Skywaters + Aman: Branded Residences Push the Price Ceiling Higher
The second-highest record-setting psf price of 2025 came from Skywaters Residences.
On 8 October, a 1,798 sq ft, three-bedroom unit on the 30th floor transacted for S$11.69 million, working out to $6,501 psf.
The unit is part of the Aman-branded residences within The Skywaters mixed-use development.

A 99-year leasehold landmark integrated development slated for completion in 2028, it seamlessly combines grade-A offices, retail, hospitality, and ultra-luxury residences.
This transaction surpassed the development's prior high of $6,100 psf set in 2024, demonstrating that affluent buyers are decidedly willing to pay a premium for brand pedigree, hospitality services, and rarity, rather than focusing purely on land tenure.
$6,000 PSF Becomes the New Luxury Benchmark
The multiple marquee transactions in 2025 send a decisive signal:
$6,000 psf is no longer just an exceptional anomaly
Trophy CCR developments are redefining price anchors
Branded residences and landmark projects continue to elevate the luxury ceiling
For high-net-worth individuals, this is not merely chasing highs; it is a calculated capital allocation towards trophy assets, premier postcodes, and enduring long-term value.
