Thomson Reserve sells 1,143 homes at launch: 90.1% sold at an average S$2,900 psf

Thomson Reserve, a major new residential development in Upper Thomson, recorded a strong launch performance.

According to a joint statement from UOL Group and CapitaLand Development, 1,143 homes were sold during VIP priority selection on 30 October 2026 and the official launch on 31 October. This represents 90.1% of its 1,268 homes, at an average transacted price of S$2,900 per square foot.

By the number of homes sold at launch, Thomson Reserve became the highest-selling new condominium project of 2026, exceeding ParkTown Residence’s 1,041 homes sold at its February 2025 launch.

Both projects are jointly developed by UOL Group, Singapore Land Group and CapitaLand Development.

Highest total price of S$5.98 million; highest price per square foot of S$3,334

Individual larger-home transactions also attracted attention.

The highest reported total price was approximately S$5.98 million for a 1,808 sq ft five-bedroom suite in the Luxury Collection on the 30th floor, equivalent to approximately S$3,306 psf.

The highest reported price per square foot was S$3,334 psf for a four-bedroom Premium home costing approximately S$4.56 million.

Both transactions were reportedly priced after “6%+2%” discounts.

The highest total price, highest price per square foot and project-wide average are different measures. Individual high-value transactions should not be treated as representative of all homes in the development.

Pre-launch prices from S$1.544 million for two bedrooms and S$2.503 million for three bedrooms

Market analysis suggests the entry-level total prices contributed to the project’s appeal to its target buyers. The starting prices announced before launch included:

  • Two bedrooms: from S$1.544 million
  • Three bedrooms: from S$2.503 million

Affordability depends on the total price, down payment and loan arrangements, not only the price per square foot.

These were pre-launch starting prices. With many homes already sold, they do not imply that homes remain available at those prices. Check current quotations and availability.

Owner-occupier demand and families buying together

Family demand was a notable aspect of the launch.

According to Huttons, approximately 215 homes were involved in multiple-purchase arrangements, including family members buying together and extended families seeking to live closer to one another.

This figure refers to the number of homes involved, not 215 groups of buyers.

Approximately 90% of buyers were owner-occupiers, mostly previously living in Districts 19 and 20. An estimated 70% had private residential addresses and 30% had HDB addresses.

These are agency estimates. Address categories do not establish buyers’ complete property ownership positions.

The figures suggest demand came not only from HDB upgrading families, but also existing private-home residents looking to adjust their living space or remain in familiar surroundings.

A new development of more than 1,000 homes after eight years

The previous major condominium launch in the Thomson area was JadeScape in 2018, with 1,206 homes.

Eight years later, Thomson Reserve introduces 1,268 homes, providing another option for buyers seeking a new property in an established neighbourhood.

For families already living nearby, buying considerations extend beyond the home itself to proximity to relatives, schools and familiar daily amenities.

This helps explain the strong owner-occupier and family co-purchase demand.

32,000 preview visitors and more than 3,300 expressions-of-interest cheques

Interest accumulated before the official launch.

The project attracted approximately 32,000 visitors over two public preview weekends and collected more than 3,300 expressions-of-interest cheques before launch, more than 2.6 times the total number of homes.

Expressions-of-interest cheques are not completed sales. However, the eventual 1,143 sales suggest that a significant portion of early interest translated into purchases.

The developers said buyers were predominantly Singaporeans purchasing for owner occupation and investment.

An established neighbourhood, MRT connectivity and nature

Thomson Reserve is a 99-year leasehold residential development on Bright Hill Drive near Upper Thomson Road. A covered walkway connects it to Upper Thomson MRT station on the Thomson-East Coast Line.

The developers attributed its appeal to more spacious home options, its product positioning, and nearby schools, nature parks and Upper Thomson dining amenities.

Together, these features support its residential appeal and provide options for different family structures.

The launch performance reflects demand for established neighbourhoods, MRT connectivity and homes at suitable total prices. Nevertheless, strong sales should be considered separately from individual purchase decisions: buyers of remaining homes should compare actual prices, layouts, floors, facing and their own budgets.
