[New Launch] Over 23,000 Visitors in First Week! Thomson Reserve Launches on 31 October

The largest private residential launch of 2026, Thomson Reserve drew more than 23,000 visitors during its first preview week and will officially open for sale on 31 October.

Located in the established Upper Thomson residential area and redeveloped from the former Thomson View condominium site, the project will offer 1,268 homes ranging from two to five bedrooms. Mature amenities, proximity to the MRT and a wide choice of layouts have drawn strong interest during the preview.

Strong first-week turnout from a wide range of buyers

According to the developers, first-week visitors were mainly Singapore Citizens and Permanent Residents from all over the island.

Interested buyers include young couples, HDB upgraders, investors and multi-generational families needing more space. Some families are considering buying multiple units so different generations can live independently yet close by.

Some young buyers who grew up in Upper Thomson also hope to set up home in a familiar neighbourhood.

Based on enquiries so far, efficient smaller units with lower entry quantum are popular, while five-bedroom units appeal to large families who value space and flexible layouts.

Indicative prices from $2,608 psf, with nearby transactions as reference

Thomson Reserve's indicative prices start from S$2,608 per square foot.

Based on transaction records cited in reports, recent resale prices at nearby newer condominiums are:

ProjectPeriodResale price
JadeScapeSep–Oct 2026approx. $2,292–$2,710 psf
AMO ResidenceJun–Sep 2026approx. $2,401–$2,662 psf

Market analysis in the report suggests that, after accounting for differences arising from the harmonised strata area definition, Thomson Reserve's indicative pricing is comparable to some resale prices at these projects and in line with resale prices of newer RCR condos near MRT stations.

For buyers, this offers a starting point for comparing the new launch with nearby resale projects. Actual unit pricing still depends on size, floor, facing and layout.

A mature Upper Thomson lifestyle with MRT, malls and greenery

Beyond price, the established location is a key draw for Thomson Reserve.

The project is near Upper Thomson MRT station, with Thomson Plaza, eateries and schools such as Ai Tong School nearby, plus surrounding greenery.

Upper Thomson blends landed estates, shophouses and everyday amenities, giving it a distinctive community feel. For buyers familiar with the area, the appeal lies not only in convenient transport but in an established way of life.

The project is jointly developed by UOL, SingLand and CapitaLand, whose brands and track record also attract market attention.

Over 5 hectares, with 2- to 5-bedroom homes for different needs

Spanning more than 5 hectares — about seven football fields — Thomson Reserve offers two- to five-bedroom layouts to suit different household sizes and budgets.

Three-bedroom units priced below S$3 million are drawing particular interest from buyers wanting more space while keeping their total budget in check.

Four-bedroom and larger units have also seen many enquiries, mainly from buyers needing more bedrooms, family space or flexible layouts.

Two-bedroom units appeal to small families and budget-conscious investors, with the 2-Bedroom Premium + Study seen as suitable for both own stay and rental.
