【Singapore Master Plan Underway】

Singapore's Master Plan is renowned for guiding the development of every plot of land across the island, ensuring our urban landscape evolves in a systematic and forward-looking manner.
More importantly, many of the transformations outlined in the Master Plan could spell good news for local homeowners. By optimising Singapore's limited land, the Master Plan aims to address foreseeable urban challenges while catering to the future land-use needs of future generations.
While this might be an unintended positive consequence, the capital appreciation of private properties in designated growth areas can often be attributed to Singapore's Master Plan.

Take the Jurong Lake District (JLD)—poised to become Singapore's second Central Business District (CBD)—as an example. In addition to the commercial hub at Jurong Gateway, the precinct will also see the development of Lakeside into a leisure and recreational destination, effectively transforming it into the largest regional centre outside the CBD.

Consequently, these Master Plan initiatives have exerted a positive upward pressure on private property values in surrounding neighbourhoods over the near to medium term.
Developments around Jurong that have benefited from the Master Plan include The Mayfair, Parc Oasis, Ivory Heights, and J Gateway. Over the past two decades, these developments have registered capital growth ranging from $440 psf to $750 psf.
Based on this trend, prospective buyers of upcoming new launches will undoubtedly seek homes situated in areas slated for significant urban transformation.

In the West, upcoming launches include Sora, Lumina Grand, The Hillshore, The Hill @ One-North, and an un-named development at Clementi Avenue 1.

In the North, homebuyers can look forward to upcoming urban transformations such as the Punggol Digital District, smart business parks, and the Woodlands Regional Centre, which will feature extensive commercial and retail spaces.
These Master Plan transformations are similarly situated close to a pipeline of upcoming launches. These include Lentoria, Lentor Mansion, as well as two residential developments on GLS sites at Champions Way and Lentor Central.

Over in the East, urban rejuvenation is showcased by the transformation of Paya Lebar Airbase into a liveable new town, alongside the expansion of Changi Aviation Park to support new aviation-related industries and enterprises.
These plans in the East will be complemented by fresh residential launches, including Kassia, Ardor Residence, two GLS sites at Tampines Avenue 11 and Jalan Tembusu, as well as the redevelopment of the former Bagnall Court site.

Finally, in Singapore's Central and Southern regions, the Master Plan outlines further rejuvenation across the Downtown Core.
While already a vibrant and liveable urban core, the upcoming Greater Southern Waterfront is slated to be transformed into a dynamic residential and commercial gateway—spanning an area twice the size of Punggol.
New developments across these two regions include the private residential redevelopment of the former Central Mall, the Marina Gardens Lane GLS site, Keppel Bay Plot 6, Marina View Residences, Skywaters Residences, Newport Residences, The Residences at W Singapore Sentosa Cove, The Hillshore, and The Hill @ One-North.
