Prime Districts Lead Gains, Mass Market Most Active: Private Home Resale Market Heats Up in August

Private Home Resale Prices Post Fifth Straight Monthly Gain: August Sees Volumes and Prices Rise Amid Sustained Market Momentum

Buying sentiment in the non-landed private residential resale market continues to gain traction!

According to the latest flash estimates, overall resale prices rose 0.3% month-on-month in August, marking the fifth consecutive month of price increases. Resale volume also grew by 5% from July, climbing from 1,036 to 1,088 units.

Luxury Segment Leads the Charge as Broad Market Trends Upward

Data reveals that the Core Central Region (CCR) served as the primary driver behind overall price growth in August.

Resale prices of luxury private homes surged 3.7% month-on-month, a notable increase. Concurrently, mid-tier private homes in the Rest of Central Region (RCR) and mass-market homes in the Outside Central Region (OCR) both logged a synchronous 0.4% uptick.

This indicates that despite lingering macroeconomic headwinds, buyer confidence is steadily recovering, with modest growth observed across various market segments.

Mass-Market Homes See Highest Transaction Activity

In terms of transaction volume distribution, buyers continued to gravitate towards mass-market private homes in the Outside Central Region (OCR), which accounted for 49.2% of total resale volume. The Rest of Central Region (RCR) made up 32.6%, while the Core Central Region (CCR) represented 18.2%.

This underscores that market demand remains predominantly driven by owner-occupiers and budget-conscious buyers. Particularly in an elevated interest rate environment, buyers tend to favour locations that offer more manageable overall quantum pricing alongside well-established living amenities.

New Launch Pricing Could Be a Crucial Variable

With the conclusion of the seventh lunar month (Hungry Ghost Festival), activity across the property market has rebounded visibly.

The market's focus will now shift to a wave of concurrent project rollouts between late September and October, including:

Skye at Holland on Holland Road

The Sen in Bukit Timah

Zyon Grand on Zion Road, among five new projects

Over the coming months, prospective buyers will closely monitor new launch price benchmarks and mortgage interest rate movements. Should new launch prices stretch beyond their financial budgets, some buyers may pivot back to the secondary market, boosting resale demand.

In other words, how competitively new launches are priced will directly dictate the momentum of the resale market. If new launch price tags run too steep, the resale market could well become a far more appealing alternative.

Market Outlook: Steady Growth, Though Fluctuations Inevitable

While August's figures remain encouraging, analysts caution that the resale market may experience modest fluctuations in the months ahead.

On one hand, a concentrated pipeline of new project launches could draw away a portion of buyer demand; on the other hand, should mortgage rates soften further, it would inject another layer of confidence into buyer sentiment.

On the whole, the current resale market remains within a healthy band: consecutive price increases alongside a steady recovery in sales volumes indicate that underlying housing demand stays fundamentally robust. In the near term, the market will likely strike a new equilibrium between watchful observation and ongoing adjustments.
