Over 3,000 Units Enter the Market as Core Central Region Sees Wave of Launches
River Valley Sees Over 3,000 New Private Homes; Clustered Launches May Spur Price Competition
The spotlight in Singapore's private residential market has recently shifted to the River Valley precinct. Market statistics indicate that of the more than 7,000 new private home units introduced recently, around half stem from this area—encompassing developments such as River Green, Promenade Peak, and The Robertson Opus—bringing the total supply to 3,099 units.

These projects are situated close to one another, with some directly adjacent, creating a cluster effect reminiscent of the Lentor precinct. Analysts note that such concentrated launches can significantly elevate market attention and turn the area into a focal hotspot. At the same time, this intensifies competition among developers, fostering more flexible pricing strategies that could offer buyers compelling entry prices.
River Green moved 88% of its units over its launch weekend at an average transacted price of $3,130 psf; Promenade Peak sold 54%, with transacted averages ranging between $2,894 and $3,343 psf; and The Robertson Opus earlier recorded a 41% take-up rate at an average of $3,360 psf. Upcoming additions to the pipeline will include Zyon Grand and the River Valley Green (Parcel B) site.
Market watchers highlight that new supply in the Core Central Region (CCR) has long been limited, with just 78 and 18 new units launched in Q1 and Q2 this year, respectively. As such, this cluster of launches not only satisfies pent-up demand, but also enhances the overall visibility and market vibrancy of the neighbourhood.

Nevertheless, buyers should be mindful that while a concentrated pipeline heightens near-term competitive pricing, it may also present greater competition in the resale and rental markets down the road.
In the near term, market sentiment in the precinct remains resilient, with declining interest rates supporting home affordability. However, given lingering external economic and geopolitical uncertainties, developers are anticipated to remain nimble in their pricing and sales strategies to attract various buyer profiles.
