[New Launch] Zyon Grand Sells 84% in Two Days, Reigniting Singapore's Property Market

Zyon Grand Sells 84% at Launch as October New Home Sales Top 2,000 Units in Singapore Property Market Surge

The Singapore property market saw a vibrant autumn surge in October. Led by Zyon Grand selling 84% of its units over its launch weekend, alongside launches such as W Residences Marina View, new private home sales for the month officially crossed the 2,000-unit mark, setting a new monthly high in nearly three years.

Zyon Grand: 84% Sold in Two Days at an Average Price of $3,050 psf

Jointly developed by City Developments Limited (CDL) and Mitsui Fudosan, Zyon Grand sparked strong buying interest over its launch weekend.

A total of 590 units (84% of the total) were snapped up in just two days at an average price of $3,050 per square foot (psf).

This performance underscores strong market confidence in integrated developments and robust genuine demand from buyers for quality homes in prime locations.

Located along Kim Seng Road, Zyon Grand is a 99-year leasehold mixed-use integrated development comprising 706 residential units, a serviced apartment tower, and a retail podium.

Analysts: Prime Location and Seamless Connectivity Drive Robust Sales

A key factor behind Zyon Grand's stellar launch is its direct sheltered underground link to Havelock MRT station, as well as its walking distance to the Orchard shopping belt.

Such all-weather accessibility not only enhances convenience for owner-occupiers, but also bolsters rental appeal among investors.

Furthermore, Zyon Grand is one of the rare integrated developments in the precinct offering comprehensive amenities. Alongside recent robust launches like River Green and Promenade Peak nearby, it forms part of a dynamic "golden triangle" in the area.

Buyer Profile: Decisive HDB Upgraders from Queenstown and Bukit Merah

A significant proportion of buyers at Zyon Grand were HDB upgraders from Bukit Merah and Queenstown.

With 4-room and 5-room resale flats in these estates commanding prices above a million dollars, upgrading to private property has become a natural next step.

Looking ahead, the pipeline of Central Area launches will see GuocoLand's River Modern take the stage, slated for launch in the first half of next year.

October New Home Sales Cross 2,200 Units; Full-Year Volume on Track for 11,000 Units

Factoring in Zyon Grand, River Green, Promenade Peak, and W Residences Marina View, total new private home sales in October reached around 2,200 units, marking the strongest month this year.

Multiple tailwinds propelled demand, including lower interest rates, improving economic growth, strong buyer liquidity, and attractive pricing in prime locales.

Prudent government macroprudential measures, such as the 55% Total Debt Servicing Ratio (TDSR) framework and the 4% medium-term interest rate floor, ensure financial discipline among purchasers and prevent overleveraging.

W Residences Marina View: Ultra-Luxury Positioning with a Measured Start

In contrast, the launch of W Residences Marina View, introduced during the same period, saw a more measured pace.

Situated in the heart of Marina Bay, the 683-unit luxury project released an initial batch of 100 units, selling 3 units with another 7 booked.

Recent transacted prices ranged from $3,335 to $4,257 psf, clearly targeting the ultra-prime segment.

IOI Properties Group noted that it remains confident in Marina Bay's long-term growth potential, believing that "as the new CBD takes shape, the project's value will be unlocked over time."

A top transacted price of $4,257 psf reflects buyers' long-term confidence in this premier locale, with sales expected to pick up progressively over time.

Market Takeaway: Sweet-Spot Pricing Dictates Sales Velocity

The most active price quantum among current buyers remains between $1.5 million and $2.5 million.

Zyon Grand's average lump-sum pricing fell squarely into this sweet spot, offering compelling value, whereas W Residences Marina View's ultra-luxury pricing naturally leads to more deliberate, measured purchase decisions.

A Two-Speed Autumn Market

The property market in October showcased both Zyon Grand's blockbuster launch and W Residences Marina View's steady debut.

This two-speed dynamic reflects the maturity of Singapore's real estate market: buyers are increasingly discerning, developers are strategically segmented, and product differentiation is more pronounced than ever.
