[New Launch] With no one- or two-bedroom units, Amberwood sells 23 units on launch weekend

Only 11% Sold at Launch? Why Amberwood at Holland Had a Slower Start

Located in Prime District 10, Amberwood at Holland launched over the weekend of 25 to 26 September, moving 23 units—or approximately 11% of the 212-unit development—at an average transacted price of around $3,019 psf.

If calculated against the 70 units released in the initial phase, the take-up rate stands at about 33%. Depending on the baseline used, the same sales figures paint quite different market impressions.

Nevertheless, compared to other Core Central Region (CCR) new launches over the past 12 months, Amberwood’s overall launch weekend take-up remains relatively modest. By comparison, Dunearn House and Newport Residences sold around 56% to 57% during their respective launch weekends, River Modern achieved roughly 90%, and Skye at Holland cleared approximately 99%.

Does a Slower Pace Mean Overpricing?

In terms of average per-square-foot (psf) pricing, Amberwood is by no means the most expensive CCR project launched this year. Its transacted average of around $3,019 psf is lower than River Modern’s ~$3,284 psf, Newport Residences’ ~$3,162 psf, and Dunearn House’s ~$3,133 psf (based on caveat data as of 20 September).

Instead, the main hurdles for Amberwood appear to be quantum and unit mix.

The project offers only three-, four-, and five-bedroom units, eschewing the one- and two-bedroom layouts that typically attract entry-level buyers and investors. Among the transacted units, three-bedroom apartments started from $2.516 million. In contrast, one-bedroom units at Newport Residences started at close to $1.3 million, while a compact 527 sq ft two-bedroom at Dunearn House was priced from $1.48 million.

According to caveat data for the first nine months of the year, approximately 51% of units transacted at Newport Residences, River Modern, and Dunearn House were priced below $2.5 million. With Amberwood’s entry quantum crossing this threshold, the buyer pool is naturally more selective.

Which Unit Types Were Buyers Drawn To?

Of the 23 units transacted over the launch weekend, 11 were four-bedders, 9 were three-bedders, and 3 were five-bedders, underscoring that demand was predominantly driven by owner-occupier families.

Three-bedroom units transacted between $2.516 million and $3.043 million, averaging around $2,962 psf; four-bedroom units ranged from $3.111 million to $4.024 million, averaging roughly $2,990 psf; while five-bedroom units went for between $3.912 million and $4.834 million, at an average of about $3,026 psf.

Amberwood comprises 11 low-rise blocks of four to six storeys, featuring 74 three-bedroom, 74 four-bedroom, and 64 five-bedroom units. Sizes range from 872 to 980 sq ft for three-bedders, 1,076 to 1,313 sq ft for four-bedders, and 1,335 to 1,572 sq ft for five-bedders. All units boast a 3.18-metre ceiling height and come fitted with premium fittings from brands including V-ZUG, Liebherr, and Villeroy & Boch.

For families seeking generous living spaces in the CCR, the development's low-density profile, spacious layouts, and competitive psf prices offer distinct appeal. However, with multi-million-dollar commitments involved, buyers often take longer to evaluate floor plans, living environment, and long-term value.

Location and Schools Remain Key Catalysts Ahead

Amberwood is the first private residential project in the emerging Holland Plain residential enclave. Located near King Albert Park MRT station, it is within 1 km of Methodist Girls’ School and within 2 km of Pei Hwa Presbyterian Primary School. The development is also close to Holland Green Linear Park, with a new park slated next to the site.

However, proximity to schools does not guarantee admission. Recent refinements to Phase 2C of the Primary 1 Registration Framework may also prompt families with school-going children to weigh proximity against ballot odds more carefully before committing.

Developer Sim Lian Group acquired the Holland Link site for Amberwood in August 2025 for $368.37 million ($1,432 psf ppr). In May this year, the group also secured the adjacent 99-year leasehold Holland Plain parcel for $454 million. The latter is expected to yield approximately 280 units and is slated for launch in 2Q 2027.

Amberwood’s launch weekend performance demonstrates that large-unit developments cannot be judged by the same percentage yardstick as projects packed with compact units. Going forward, the key test will be whether the project can steadily draw discerning buyers willing to commit a higher lump-sum quantum in exchange for generous space, low-density living, and prime District 10 positioning once the initial wave of urgent family buyers has entered the market.
