[New Launch] Why Coastal Cabana Is Hailed as the 'Most Sought-After EC in the East'
Coastal Cabana EC Opens for Preview: Draws Over 4,000 Visitors Over the Weekend as the East's First 2026 EC Makes a Strong Debut
Singapore's first Executive Condominium (EC) of 2026 has officially been unveiled. Located in Pasir Ris, the brand-new EC project Coastal Cabana opened for preview on 6 December, drawing over 4,000 visitors by 4:30 pm the following day—a remarkable turnout.
The developers noted that securing such an enthusiastic response over the opening weekend, despite the ongoing December holidays, is exceptionally encouraging.

First New EC in 12 Years to Meet Pent-Up Demand in the East
Coastal Cabana is a joint-venture development by Qingjian Realty, Forsea Holdings, ZACD Group, and Jianan Capital. Situated along Jalan Loyang Besar, it comprises a total of 748 units. Notably, this marks the first new EC launch in Pasir Ris in over 12 years, the last being Sea Horizon, which launched in 2013 and has since been completed.
Spanning a site area of approximately 305,757 sq ft, the development features 16 blocks of 11 to 12 storeys, offering three- to five-bedroom units ranging from 872 to 1,421 sq ft, tailored primarily for family buyers.
Indicative Pricing Revealed: 3-Bedrooms from $1.438M, 5-Bedrooms in the Spotlight
Starting prices for Coastal Cabana begin from $1,639 psf.
3-Bedroom: From $1.438M (approx. $1,649 psf)
4-Bedroom: From $1.623M (approx. $1,639 psf)
Given the long-standing dearth of EC supply in the East, this pricing represents an appealing value proposition.
The developers are greatly heartened by the strong interest from first-time buyers and HDB upgraders, who praised the development's wide variety of unit configurations and functional layouts.
E-applications for the EC opened on 6 December and will close on 21 December. Official bookings and balloting are slated for 17 January 2026.
Only Two ECs Launching in 2026: A Rare Window for East-Side Buyers
Coastal Cabana is the first of just two EC projects slated for launch in 2026, both of which are situated in the East.
Coastal Cabana will be only the second EC in Pasir Ris to boast sea views. Coupled with the standard HDB balloting process (where first-timers and second-timers select units on the same day), it is expected to draw substantial demand from family home seekers.
The second EC scheduled to launch in 2026 is Rivelle Tampines, situated near Pinery Residences and featuring an underground link to Tampines West MRT station, which further elevates the area's locational value.

2025 EC Sales Hit Recent Highs: Tight Supply, Resilient Demand, and Near-Sellouts
A total of two ECs launched in 2025:
Aurelle of Tampines (760 units) moved 90% of its units during its launch weekend and is now fully sold out, achieving an average price of around $1,766 psf.
Otto Place (Tengah, 600 units) sold 351 units (59%) over its launch weekend at an average of around $1,757 psf, with fewer than 20 units currently remaining.
Total EC sales for the entire year reached 1,600 units, marking the highest volume recorded since 2021.
As of Q4 2025, islandwide unsold inventory across new EC projects stood at under 20 units. This exceptionally tight supply environment has intensified market focus on the upcoming 2026 launches.

Potential Policy Tweaks: Could More Buyers Qualify for ECs?
With the BTO monthly household income ceiling (currently at $14,000) under review, any upward revision is widely expected to be accompanied by a corresponding increase in the EC income ceiling, which currently stands at $16,000.
Should the EC income ceiling be raised to $18,000 in the future, it would significantly expand the pool of eligible buyers, particularly benefiting dual-income households.
Lee Sze Teck also pointed out that relaxing the Mortgage Servicing Ratio (MSR) for HDB and EC buyers from 30% to 35% would allow purchasers to allocate a larger share of their income towards home loans. This would alleviate upfront cash pressures and make EC purchases accessible to a broader base of families.
Coastal Cabana Sets the Tone for 2026 ECs: A Key Window for East-Side Buyers
Against the backdrop of tight EC inventory, a 12-year absence of new supply in Pasir Ris, and potential policy adjustments, the launch of Coastal Cabana not only highlights resilient underlying demand, but also marks 2026 as a crucial window for prospective homeowners to enter the market.
For both first-time buyers and upgraders alike, the East region's EC market remains an essential focus to watch closely in the coming year.
