[New Launch] W Residences Singapore Marina View Kicks Off VVIP Phase: Are Buyers Taking a Wait-and-See Approach?
W Residences Singapore Marina View quietly launches VVIP sales to lukewarm market response
Over the weekend, the highly anticipated luxury project in the Marina Bay area, W Residences Singapore Marina View, quietly commenced preview sales. According to market sources, only two units were successfully booked, a launch sentiment that paled in comparison to the blockbuster launch of LyndenWoods.
Developed by IOI Properties Group, W Residences Singapore Marina View is a 99-year leasehold integrated development comprising 683 units, with unit types spanning from one- to five-bedroom residences as well as penthouses.
Although the project kicked off discreetly with an "exclusive VVIP preview" featuring promotional prices starting from $3,200 psf, actual sales failed to meet market expectations.

Ultra-luxury pricing met with cold reception? Market may have entered a rational phase
According to pricing data gathered:
One-bedroom units start from $1.8 million (538 sq ft), translating to around $3,346 psf;
Five-bedroom units start from $11.6 million.
While earlier market rumours projected psf prices as high as $3,800 to $6,000 psf, indicating that current VVIP prices are relatively "conservative", it still failed to spark broad market enthusiasm.
Although the starting price of $3,200 psf is close to the recent median psf price for new launches in the Core Central Region (CCR) ($3,266 psf in Q2), CCR home prices have appreciated by only 19% over the past five years, lagging significantly behind the broader market's 40% growth.
While W Residences Singapore Marina View occupies a prime location, it lacks the draw of popular school zones, a strong residential catchment, and everyday amenities. Coupled with another six CCR projects slated to debut soon, buyers are naturally inclined to compare their options and tread carefully.

Stark contrast to the LyndenWoods sell-out highlights market divergence
In that same week, LyndenWoods at Singapore Science Park moved 94.5% of its units on launch day, making it the top-selling project launch of 2024. The glaring contrast between the two projects brings buyers' true preferences in the current market environment into sharper focus: while location is undoubtedly important, a palatable price quantum, practical layouts, and solid rental prospects may have become the core considerations.
More new launches in the pipeline; buyers may stay on the sidelines
More than 10 private residential projects are slated to roll out in the coming period. In the CCR, The Robertson Opus will officially launch this Saturday (19 July), while Canberra Crescent Residences in Canberra will open for preview on the same day.
The latter starts from just $880,000 for a one-bedroom unit (from $2,152 psf)—far below luxury CCR projects—and is expected to draw a large crowd of first-time buyers and investors.
