[New Launch] Vela Bay draws close to 8,000 visitors on preview weekend, surpassing expectations

First Private Residential Project in Bayshore: Vela Bay Draws Nearly 8,000 Visitors

Vela Bay, the first private residential development in the brand-new Bayshore housing estate, drew nearly 8,000 visitors during its preview weekend on 11 and 12 April, reflecting keen market interest in this emerging precinct.

The project is expected to officially launch for sale on 25 April.

Pioneer Launch Tests Genuine Demand for New Precinct

Jointly developed by SingHaiyi Group and Chuan Capital, Vela Bay is a 99-year leasehold development comprising 515 units.

The development consists of two 31-storey residential towers, with approximately half of the units enjoying unblocked sea views. In addition, it sits right next to Bayshore MRT Station, with East Coast Park and the beach within easy walking distance.

The developers noted that the project's scenic natural surroundings, seamless transport connectivity, and well-curated layouts have successfully drawn a diverse mix of buyers—including investors, HDB upgraders, rightsizers, and even families from neighbouring landed estates looking to live closer to their children.

A Nine-Year Supply Gap in the Area

Notably, the Bayshore area has seen no new private residential launches for several years.

The last project in the vicinity was Seaside Residences, which launched in 2017 and obtained TOP in 2021—close to nine years ago.

This prolonged supply hiatus has allowed a substantial pool of pent-up demand to build up in the market.

The developers shared that some prospective buyers had missed out on Seaside Residences back then and had been waiting for a similar sea-view project ever since, finding their opportunity now with Vela Bay.

East-Side Buyers Form the Core Demand

Market watchers observed that visitors to Vela Bay were predominantly residents from the eastern region, including Bayshore, Upper East Coast, Bedok, and Tampines.

This highlights a broader trend: local demand within mature estates remains resilient, particularly when high-quality new launches emerge, naturally drawing back buyers from surrounding neighbourhoods.

Diverse Unit Mix and Price Points

The project offers unit types ranging from one-bedroom plus study to five-bedroom layouts, with sizes from 484 sq ft to 1,582 sq ft, as well as exclusive penthouses.

Indicative pricing currently available to the market is as follows:

1-Bedroom + Study from over $1.2M
 2-Bedroom from over $1.4M
 3-Bedroom from over $2.2M
 4-Bedroom from over $3.1M
 5-Bedroom from $4.5M

Market analysts believe that an entry price of around $2.2 million for a three-bedroom unit remains attractive in the current market environment.

Surrounding Home Prices Already on the Rise

At the same time, the surrounding HDB resale market has experienced noticeable price appreciation.

Units at Bedok South Horizon, an HDB project in Bedok South, have recently breached the $1 million mark.

For instance, a 1,001 sq ft four-room flat transacted at $1.12 million, setting a new record for the estate.

This upward trend in public housing prices has, to an extent, provided solid demand support for new private residential launches in the area.

The Genesis of a Brand-New Precinct

Overall, Vela Bay is not just a standalone development—it marks the very beginning of the new Bayshore residential enclave's transformation.

Judging by the response, the turnout of nearly 8,000 visitors sends a clear signal: buyers retain a strong appetite for sea views, doorstep MRT connectivity, and the long-term growth potential of a newly developing precinct.

As future land parcels and projects roll out, pricing benchmarks and the precinct's positioning will be progressively established and reinforced.

For homebuyers and investors, entering such pioneer developments often presents the opportunity to secure a first-mover advantage before the precinct is fully priced in.
