[New Launch] Thomson Reserve preview draws 11,800 visitors, a record high for new launches this year

Major New Thomson Launch Draws Huge Crowds: Thomson Reserve Welcomes Nearly 12,000 Visitors Over Two Days

Located in Upper Thomson, Thomson Reserve attracted approximately 11,800 visitors during its preview weekend on 17–18 October, setting the highest preview turnout record for a new launch this year. The project will officially launch for sales bookings on 31 October.

According to information released by joint developers UOL Group and CapitaLand Development, this crowd turnout also surpassed the approximately 10,000 visitors recorded during the preview of ParkTown Residence last year.

With a total of 1,268 residential units, Thomson Reserve is the first private residential project with over 1,000 units to be launched this year.

Mature Thomson Enclave Appeals to Diverse Family Buyers

The developers noted that the project's location in the mature Upper Thomson residential enclave—combining excellent connectivity, expansive green spaces, a wide variety of family-friendly layouts, and a limited supply of new homes in the vicinity—has garnered keen interest from buyers across the island.

Visitors included first-time homebuyers, young families with school-going children, multi-generational families, and right-sizers looking to adjust their living spaces. Several younger buyers also expressed interest in living near their parents for mutual support and convenience.

In terms of educational amenities, Ai Tong School is located within a 1km radius of the development, serving as a key draw for family buyers.

Redevelopment of Former Thomson View with Fresh 99-Year Lease

Thomson Reserve is jointly developed by a consortium comprising CapitaLand Development, UOL Group, and Singapore Land Group (SingLand).

The project is a redevelopment of the former Thomson View Condominium. The consortium completed the collective sale acquisition in November 2024 for S$810 million. Factoring in the land betterment charge and lease top-up premium to a fresh 99-year lease, the land cost stands at approximately S$1,178 per square foot per plot ratio (psf ppr).

Sprawling Site of About Five Hectares, Just a 2-Minute Walk to MRT

Spanning approximately five hectares—equivalent to around seven football fields—the site boasts an extensive street frontage of roughly 500 metres along Upper Thomson Road.

In terms of transport connectivity, the development is just about a 2-minute walk from Upper Thomson MRT station on the Thomson-East Coast Line, offering effortless daily commutes.

Architecturally designed by P&T Consultants, the six residential blocks occupy only around 12% of the total site area, dedicating the remaining 88% to lush landscaping, water features, and recreational facilities, with landscape architecture crafted by Ecoplan Asia.

Views and orientations are another key highlight: over 45% of the residential stacks face the Central Catchment Nature Reserve, while more than 80% overlook surrounding greenery or internal landscape vistas.

Two Distinct Residential Collections Catering to Varied Lifestyle Needs

Thomson Reserve is divided into two distinct collections: the Classic Collection and the Luxury Collection.

The Classic Collection comprises 740 units across four 21-storey residential blocks, offering two-bedroom to four-bedroom configurations.

The Luxury Collection features 528 units across two 30-storey towers, spanning two-bedroom luxury units to five-bedroom suites.

Among them, a total of 112 larger four-bedroom luxury units and five-bedroom suites come equipped with private lifts.

These two collections allow buyers to select configurations tailored to their budgets, space requirements, and privacy preferences.

Two-Bedrooms Comprise Over Half the Units, Starting from S$1.544M

Two-bedroom units form the majority of the development, offering 716 units and accounting for 56.5% of the total mix. Three-bedroom units make up 27.6%, while four-bedroom and five-bedroom units account for 13.7% and 2.2% respectively.

Starting prices translate to S$2,608 psf for two-bedroom units, S$2,643 psf for three-bedroom units, and S$2,737 psf for four-bedroom units.

The largest layouts—the 28 five-bedroom suites—are housed within a single exclusive stack, enjoying unblocked vistas towards MacRitchie Reservoir and the Orchard Road city skyline.

Same Consortium’s ParkTown Residence Reaches 98% Sold

ParkTown Residence, an integrated development in Tampines North under the same developer consortium, comprises 1,193 residential units.

Launched in February 2025, the development sold 1,041 units during its initial launch weekend, achieving a take-up rate of around 87% at an average selling price of S$2,360 psf. As of the time of the original report, the project is approximately 98% sold.

The strong turnout during the Thomson Reserve preview highlights healthy market interest in the development. However, whether this preview enthusiasm translates into actual sales bookings remains to be seen following its official launch on 31 October.

For prospective buyers considering new launches in the Thomson area, evaluating unit quantum, floor plans, orientations, and views—alongside daily commuting convenience and family lifestyle needs—will be essential in determining if the development suits their long-term living plans.
