[New Launch] September launch wave begins! Amberwood at Holland is first to open sales gallery
Holland Plain Welcomes Its First New Private Residential Project! Amberwood at Holland Opens for Preview on 11 September
Singapore’s new private home market is set to heat up again this September.
Sim Lian Group’s brand-new private residential development in Holland Plain, Amberwood at Holland, will open its sales gallery for public preview on 11 September.
Offering a total of 212 residential units, it is the maiden private residential launch in the emerging Holland Plain precinct, drawing significant market attention.

99-Year Leasehold Development Focused on 3- to 5-Bedroom Family Layouts
Located along Holland Link, Amberwood at Holland is a 99-year leasehold development. The project comprises 11 residential blocks standing at just four to six storeys high, positioning it decidedly as a low-density residential enclave.
The development offers three- to five-bedroom units, with sizes ranging from 872 sq ft to 1,572 sq ft.
Judging from the unit mix, the project clearly caters to family owner-occupiers rather than small-format investment products.
While buyer sentiment can vary across different launches, Amberwood at Holland is poised to attract a strong base of long-term owner-occupiers.
To date, the developer has not yet released the official price list across the unit types. The breakdown across the 212 units includes 74 three-bedroom units, 74 four-bedroom units, and 64 five-bedroom units.
Notably, a selection of the larger units will feature elevated specifications.
A total of 48 four- and five-bedroom units will come equipped with private lifts, reinforcing the development's appeal to discerning families and upgraders.
For buyers looking to upgrade from smaller condominiums or landed homes while prioritising privacy, these configurations are likely to be a major selling point.
Twin Pools, Spa Facilities, and an On-Site Childcare Centre
The communal facilities are also thoughtfully curated for family living.
Amberwood at Holland will boast two swimming pools alongside dedicated spa facilities, as well as a planned on-site childcare centre. For families with young children, having an early childhood facility right within the development adds immense day-to-day convenience.
Combined with its low-density master plan and generous layouts, the project’s positioning clearly leans towards long-term family living.

Within 1 km of MGS, Close to King Albert Park MRT
Educational connectivity is another key driver behind the interest in Amberwood at Holland.
The project is situated within 1 km of the prestigious Methodist Girls’ School (Primary). For families preparing for the Primary 1 Registration Exercise, being within the 1-km radius is often a decisive factor.
In terms of public transport, the development is located close to King Albert Park MRT Station, providing seamless access to the Downtown Line that links directly to the Central Business District and various prime residential estates.
Furthermore, Holland Link is nestled within the mature District 10 neighbourhood, surrounded predominantly by private condominiums, landed housing, and lush greenery.
Sim Lian Clinched the Site for $368.37 Million, 22.2% Above Second Bidder
The land cost for Amberwood at Holland is equally noteworthy.
Sim Lian Group’s Sim Lian Land and Sim Lian Development secured the Holland Link government land sales (GLS) site for S$368.37 million in August 2025. Crucially, this winning bid was 22.2% higher than the second-highest bid submitted.
Such a substantial margin reflects the developer’s strong confidence in the site and the long-term growth potential of Holland Plain.
Zero New Launches in August as Market Entered Seasonal Lull
The timing of Amberwood at Holland’s debut is also strategically critical.
With the Hungry Ghost Festival (the Seventh Lunar Month) commencing in mid-August, property developers traditionally avoid launching major private residential projects during this period.
Consequently, no major new private condo launches took place in August, sending the primary home market into a seasonal lull.
However, this quiet spell is not expected to last long. With the Seventh Lunar Month drawing to a close on 10 September, a pipeline of new launches is already waiting in the wings.
Amberwood at Holland will open its doors for preview the very next day, on 11 September, making it one of the earliest new launches to hit the market right after the festive period.
New Launch Market Set to Rebound in September
Beyond Amberwood at Holland, several other projects are gearing up for launch.
These include Lucerne Grand in the Jurong Lake District and The Serra Residences in the Novena precinct. As these developments roll out, new home transaction volumes are expected to pick up momentum through September and beyond.
Given the virtual absence of new launch supply in August, some pent-up demand from buyers waiting on the sidelines may now be channelled into these upcoming offerings.
Summary: Low Density, Generous Layouts, and Top Schools Give Amberwood at Holland a Clear Edge
As the pioneer private residential launch in Holland Plain, Amberwood at Holland enjoys an undeniable first-mover advantage.
With just 212 units across a low-rise 4- to 6-storey footprint, alongside a unit mix heavily focused on three- to five-bedroom family homes—some featuring private lifts—the development is distinctively tailored for comfortable family life.
Add to that its position within 1 km of Methodist Girls’ School, proximity to King Albert Park MRT, and prime District 10 locale, and the project's target audience becomes unmistakable: family buyers who value education, living space, privacy, and long-term residential quality.
As the sales gallery officially opens on 11 September, the question on everyone’s mind is: at what price level will the developer launch this flagship private residential project in Holland Plain?
