New Launch Sales Rebound: September Volumes Nearly Double—Which Projects Are Buyers Eyeing?

September New Private Home Sales Surge 93.5% MoM, Driven by High-Quantum Transactions

With the Hungry Ghost Festival drawing to a close on 10 September, buying momentum in Singapore's new private residential market staged a steady recovery.

According to data released by the Urban Redevelopment Authority (URA) on 15 October, developers sold 296 new private homes (excluding Executive Condominiums, or ECs) in September 2026. This marks a 93.5% surge month-on-month (MoM) and a 16.1% increase year-on-year (YoY).

Another notable highlight of the month was the high proportion of big-ticket transactions. Huttons data indicates that around 65% of transacted units were priced between S$2.5 million and just under S$10 million, with large-format units and landed properties serving as key drivers of sales activity.

City Fringe and Suburbs Account for Over 80% of Sales

Broken down by region, September's new home sales were heavily anchored in the Rest of Central Region (RCR) and the Outside Central Region (OCR). Combined, both segments logged 256 transactions, accounting for 86.5% of total sales.

RegionUnits SoldShare of Total Sales
Rest of Central Region (RCR, City Fringe)131 units44.3%
Outside Central Region (OCR, Suburbs)125 units42.2%
Core Central Region (CCR)40 units13.5%
Total296 units100%

This demonstrates that city-fringe and suburban developments remained the bedrock of new home transactions during the month.

New Injections of Stock: Amberwood at Holland Stands as Sole New Launch

Developers launched 158 new private residential units in September, up 36.2% from August's 116 units and approximately 7.9 times the 20 units released in the same period last year.

Amberwood at Holland was the sole new condominium project launched during the month, moving 24 units in September.

The project debuted on 25 September, shifting approximately 11% of its total inventory during its launch weekend at an average selling price of around S$3,019 psf. Factored against the 70 units released in its initial phase, the launch take-up rate stood at about 33%.

Looking at its September transaction profile, over 60% of buyers opted for four- and five-bedroom layouts, with roughly two-thirds of transactions commanding a quantum above S$3 million.

Market analysts note that generous configurations and a low-density living environment appealed strongly to owner-occupier families, though the premium price quantums naturally narrowed the buyer pool.

Terra Hill Leads the Pack as Pricing Dictates Buyer Interest

In terms of transaction volume, Terra Hill emerged as the top-selling new launch in September, shifting 32 units at a median price of S$2,209 psf.

The Sen came in second with 25 units sold at a median of S$2,386 psf, while Amberwood at Holland rounded out the top three with 24 units.

Both Terra Hill and The Sen registered median prices below the overall median of S$2,522 psf for non-landed new private homes in the RCR in September, suggesting that competitive pricing played a pivotal role in revitalising sales.

Additionally, Lentor Gardens Residences and Dunearn House remained among the best-selling projects. Both developments continued to log steady transactions following their launches in July, reflecting resilient buyer appetite well beyond initial launch weekends.

Buoyant Landed Sales Lift Suburban Price Quantums

Of the 296 new private homes sold in September, 19 were landed properties—the highest monthly tally since April 2018.

Years of wealth accumulation have empowered more Singaporean buyers to acquire brand-new landed homes, with a substantial portion already residing in private residential properties.

Concurrently, the price premium of new terraced houses over resale counterparts narrowed from 27.7% in Q2 to 20.8% in Q3, encouraging some buyers to lean towards brand-new stock.

Project-wise, Luxus Hills moved 18 terraced houses in September, while Belgravia Ace clocked 9 strata semi-detached sales. It should be noted that strata landed housing falls under a distinct statistical category from conventional landed homes, and the two figures should not be directly aggregated.

These higher-quantum transactions propelled the median transacted price of new homes in the OCR to roughly S$3.2 million for the month.

Nearly 65% of Deals Transacted Between S$2.5M and Under S$10M

The shift towards higher price quantums in September was bolstered not only by Amberwood at Holland, Belgravia Ace, and Luxus Hills, but also by larger-format transactions across existing projects.

For instance, three- and four-bedroom sales at Lentor Mansion and Terra Hill contributed significantly to deals within the S$2.5 million to S$3.0 million bracket.

The month's crowning transaction came from Skywaters Residences, where a 2,088 sq ft unit was acquired by a Singaporean buyer for S$11.48 million. This stood as the only ultra-luxury condominium unit crossing the S$10 million threshold in September, following zero transactions in this tier in August.

Other prominent high-value transactions included:

A semi-detached house on Upper Neram Road transacted at S$8.9 million; a semi-detached house on Aida Street sold for S$8.6 million; and two 2,056 sq ft units at UpperHouse at Orchard Boulevard fetched S$7.8 million and S$7.3 million respectively.

The two UpperHouse transactions accounted for the CCR's non-landed new home sales transacting between S$5 million and under S$10 million in September, up from just one such deal recorded in August.

First 9 Months Still Trail 2025; Supply Crunch a Key Catalyst

Despite the strong rebound in September, overall sales performance across the first nine months of the year still trailed behind the same period last year.

MetricFirst 9 Months of 2026YoY Change
Units Launched by DevelopersApprox. 4,790 units-41.9%
New Private Home SalesApprox. 5,334 units-30.4%

When assessing this moderation in sales volume, one must consider the tighter supply pipeline this year. A number of sites awarded earlier via the Government Land Sales (GLS) programme are slated to hit the market only in 2027.

Consequently, sales volumes should be weighed in tandem with launch pipelines and release timings.

EC Sales Rebound Modestly Amid Tight Inventory

Over in the Executive Condominium segment, developers sold 23 new EC units in September—a 27.8% uptick from the 18 units shifted in August—though total transactional volume remained muted.

Coastal Cabana led EC sales for the fourth straight month, moving 19 units in September at a median price of S$1,811 psf.

The remaining sales were logged by:

Rivelle Tampines: 2 units

Altura: 1 unit

Otto Place: 1 unit

No new EC developments have been launched since Rivelle Tampines debuted in March. According to URA data, only 145 unsold EC units remained across launched projects as of the end of September, with depleted inventory acting as a primary constraint on volume.

Can Q4 New Launches Sustain the Sales Momentum?

With a heightened slate of project launches slated for Q4, new home sales are expected to receive much-needed supply support.

Lucerne Grand at Jurong Lake District provided a bright start to Q4, moving over 61% of its units during its launch weekend on 3–4 October.

Other prominent upcoming developments to watch include:

The Serra Residences
Located along Bassein Road in prime District 11, the development opened for preview on 16 October, standing out as one of the few major CCR freehold launches this year. Freehold supply remains fundamentally scarce, relying on developers redeveloping land banks or acquiring sites via en bloc sales.

Thomson Reserve
Comprising 1,268 units and slated to launch on 31 October, this project will be the largest private residential development rolled out in Singapore this year. Two-bedroom units are expected to start from approximately S$1.544 million, with indicative prices starting at S$2,608 psf.

The Park Residence
Situated along Stevens Road, this freehold ultra-luxury development comprises just 43 palatial units, each spanning over 4,000 sq ft.

As projects with diverse positioning enter the fray, homebuyers will enjoy an expanded suite of choices.

Going forward, buyers are expected to stay discerning, gravitating primarily towards developments whose location, unit layouts, and pricing align closely with their needs.
