[New Launch] Rare Sea-View EC: New Pasir Ris EC Snapped Up Upon Launch

Coastal Cabana EC Sells 67% on Launch Weekend as Buying Frenzy Returns to the East

The Executive Condominium (EC) market kicked off 2026 with stellar results. Located in Pasir Ris, Coastal Cabana sold approximately 498 units over its launch weekend on 17–18 January—representing 67% of its total 748 units—at an average selling price of around $1,734 psf, comfortably exceeding market expectations.

Jointly developed by a consortium comprising Qingjian Realty, Forsea Holdings, ZACD Group, and Jianan Capital, the project marked an auspicious start for the 2026 EC market.

Rare Coastal EC with Outstanding Locational Advantages

Situated along Jalan Loyang Besar, Coastal Cabana is adjacent to Downtown East and within walking distance of Pasir Ris Park and Beach, while also being close to Pasir Ris MRT station. This is the first EC launch along this stretch in 12 years, with the last comparable project dating back to Sea Horizon in 2013.

The development comprises 16 residential blocks of 11 to 12 storeys, offering three- to five-bedroom layouts ranging from 872 to 1,421 sq ft. Vacant Possession is expected by 31 March 2029.

Large Layouts and Sea-Facing Units Most Sought After

Buyer preference leaned distinctly towards larger units.

Transaction data reveals that all 22 five-bedroom units were completely sold out, while the take-up rate for four-bedroom units surpassed 80%, underscoring a clear demand for more generous living spaces.

In addition, sea-facing units emerged as the star performers of the launch. Given the extreme rarity of sea views in EC developments, over 90% of sea-facing units were snapped up over the launch weekend, serving as a key driver of overall sales velocity.

Over 80% of Buyers Opted for Deferred Payment Scheme (DPS)

Market observations indicate that approximately 85% of buyers opted for the Deferred Payment Scheme (DPS). Available exclusively for new EC launches, DPS allows buyers to defer their principal mortgage repayments until the project receives its Temporary Occupation Permit (TOP).

Industry experts note that this provides substantial relief for HDB upgraders servicing existing home loans, mitigating short-term financial pressure and providing a significant boost to sales.

Competitive Pricing Geared Towards Mainstream Family Budgets

Coastal Cabana's pricing structure was squarely targeted at the mass market:

Three-bedroom units started from approximately $1.438M (around $1,649 psf)
Four-bedroom units started from approximately $1.623M (around $1,639 psf)

With entry prices starting at roughly $1,639 psf, the project presents a distinct price advantage compared to neighbouring new private condominiums.

Data shows that in 2025, the median transaction price for new non-landed private residential homes (excluding ECs) in the Outside Central Region (OCR) stood at around $2,252 psf—roughly 28% higher than the $1,754 psf recorded for new ECs over the same period. Against this backdrop, the value proposition of ECs remains overwhelmingly compelling.

Narrowing Price Gap Between New and Resale ECs Heightens Appeal

Notably, resale EC prices have risen steadily in recent years, with some developments even breaching the $2,000 psf mark, such as Hundred Palms Residences in District 19.

With the price gap between new and resale ECs narrowing, an increasing number of buyers are opting for brand-new ECs instead. Paying a comparable price allows them to secure a fresh 99-year lease and modern specifications, which further propelled Coastal Cabana's impressive performance.

Dwindling EC Supply Channels Sustained Pent-Up Demand

On the supply front, only 17 unsold new EC units remained across Singapore by the end of 2025, pointing to an extremely tight pipeline. Amid strong private homeownership demand, ECs—bridging the gap between public housing and private condominiums—remain the quintessential stepping stone for first-time buyers and HDB upgraders.

In 2025, new EC sales reached approximately 1,630 units, up about 33% from 2024. This surging momentum set the stage for a favourable market environment entering 2026.

What is the Next EC in the East?

Buyers who missed out on Coastal Cabana have alternatives on the horizon. The next upcoming EC in the East, Rivelle Tampines (approx. 572 units), is slated to launch for preview in March and is expected to capture ongoing interest from owner-occupiers and upgraders in the region.

At the same time, Coastal Cabana is set to benefit from the ongoing transformation of Pasir Ris under the URA Master Plan. Key enhancements include the rejuvenation of the town centre, upgraded coastal and recreational amenities, and enhanced connectivity via the future Cross Island Line (CRL)—all bolstering the project's long-term liveability and capital appreciation potential.

Coastal Cabana's robust launch once again reaffirms a clear trend:

Supported by relative affordability and persistently tight supply, ECs remain one of the most resilient asset classes in the Singapore residential market.

As more new launches roll out in 2026, the performance of the EC segment will continue to serve as a vital barometer for overall market sentiment.
