[New Launch] ParkTown Residence Sells 87% with 1,041 Units Transacted on Launch Day at an Average of $2,360 psf

Strong Buyer Confidence Drives Stellar Launch-Day Sales
On 23 February, Parktown Residence in Tampines North, jointly developed by UOL Group and CapitaLand Development (CLD), officially launched and sold 1,041 units over its launch weekend, representing 87% of its total 1,193 units.
The project achieved an average selling price of $2,360 psf, with the buyer profile predominantly comprising local home seekers and investors.
Two- and three-bedroom units form the core of the development's unit mix, totalling 994 units and accounting for 83% of the project. Of these, 92% were snapped up on launch day, demonstrating robust market demand for small- to mid-sized homes.
All-In-One Integrated Development Favoured by Buyers
The remarkable sales performance of Parktown Residence was largely underpinned by its distinct positioning as an integrated residential and lifestyle hub. Offering direct, seamless connectivity to a retail mall, the upcoming Tampines North MRT station, a bus interchange, a green linear park, a community club, and a hawker centre, the development elevates day-to-day convenience to a whole new level.
It is understood that Parktown Residence collected 2,367 cheques as expressions of interest (EOIs) prior to the official launch, translating to an impressive conversion rate of 44%—significantly outpacing the typical 30% to 35% average observed in recent new launches.
Not since July 2015, when High Park Residences sold 1,100 units over three days, has a major mega-project crossed the 1,000-unit milestone over its opening weekend.

Outperforming Past Integrated Development Records
Parktown Residence's launch results have not only set new benchmarks in recent memory, but also surpassed the launch-day showings of several past integrated developments.
For example, the 732-unit The Reserve Residences, launched in May 2023, registered a 71% take-up rate on its launch weekend, eventually achieving an average price of $2,484 psf with 98.2% of units sold to date.
Mixed-use developments integrated with transport hubs have consistently proven popular among both homebuyers and investors, underpinned by their strong capital appreciation potential and resilient rental yields.
Mature Estate with Immense Future Growth Potential
Integrated developments in mature towns have consistently delivered stellar market performances. Two notable completed integrated projects include the 920-unit North Park Residences in Yishun (launched in 2015) and the 680-unit Sengkang Grand Residences (launched in 2019).
According to data from ERA, North Park Residences currently commands an average price of $1,809 psf, representing a 65% premium over District 27's average resale price. Meanwhile, Sengkang Grand Residences transacts at an average of $2,029 psf, 25% above the District 19 resale benchmark.
Parktown Residence is situated along Tampines North Street 62, within Singapore's third-largest HDB town, after Hougang and Woodlands. A significant proportion of purchasers are HDB upgraders looking to continue residing within Tampines.
Upcoming Infrastructure Upgrades to Drive Capital Growth
Parktown Residence is slated for completion in 2030, timed perfectly with the opening of the Tampines North MRT station on the Cross Island Line (CRL). As a vital east-west trunk line across Singapore, the CRL will substantially enhance connectivity across the region.
In addition, Tampines will undergo extensive infrastructural upgrades by 2027, including new cycling bridges, underpasses, and 7.7 km of cycling paths, expanding the town's cycling network to 40 km. Sheltered pedestrian walkways connecting Tampines MRT station to the regional centre's shopping malls will also be introduced for enhanced walking convenience. These initiatives were unveiled by the Tampines Town Council on 22 February as part of its 2025–2030 Master Plan.
By 2030, the relocation of the neighbouring Paya Lebar Airbase is set to free up around 800 hectares of land for future redevelopment, providing a major long-term catalyst for capital appreciation across Tampines.
Under the Urban Redevelopment Authority (URA) Master Plan, three additional Government Land Sales (GLS) parcels around Tampines North MRT station are earmarked for future launch, with subsequent projects likely to command higher price points.
These upcoming amenities and transport enhancements will further elevate the liveability of Tampines, reinforcing its status as one of the island’s most compelling residential enclaves.
Market Outlook
The resounding success of Parktown Residence underscores sustained demand for premier integrated residential developments and reflects deep buyer confidence in the ongoing transformation of Tampines. With further infrastructure delivery and regional rejuvenation underway, Tampines will remain a prime choice for both owner-occupiers and long-term investors.
