[New Launch] Elta Sells 65% at Average of $2,537 psf, Reflecting Strong Buyer Confidence

Strong Sales at Launch Driven Predominantly by Local Buyers

On 22 February, Elta, a 501-unit condominium along Clementi Avenue 1 jointly developed by MCL Land and CSC Land Group, successfully sold 326 units—representing approximately 65% of the development—at an average selling price of $2,537 psf. Singapore Citizens accounted for 90% of buyers, while Permanent Residents made up the remaining 10%.

Buyers were primarily from District 19 (Hougang, Serangoon, Sengkang, Punggol, and the North-East region), District 5 (Buona Vista, Clementi, Dover, and Pasir Panjang), and District 23 (Bukit Batok, Bukit Panjang, Choa Chu Kang, Hillview, and Dairy Farm).

Two-bedroom layouts proved the most popular, with 98% of the 179 units sold at prices starting from $1.388 million ($2,261 psf). Three-bedroom units were similarly well-received, with 81% of the 108 units sold from $2.198 million. Meanwhile, 78% of the one-bedroom-plus-study units were snapped up, starting from $1.158 million.

Strong Demand for Compact and Mid-Sized Units Underscores Buyer Confidence

Over 60% of the transacted units were one- and two-bedroom apartments priced below $2.2 million, highlighting resilient market appetite for compact homes.

The strong response at Elta underscores buyers' confidence in contemporary living spaces and convenience. MCL Land is the Singapore residential development arm of Hongkong Land.

The Final Private Residential Plot Along Clementi Avenue 1

Elta sits on the final Government Land Sales (GLS) private residential plot along Clementi Avenue 1. Prior to this, the Clementi neighbourhood had seen no new private condominium launches since the 640-unit Clavon debuted in December 2020.

The enclave also features the 505-unit The Clement Canopy and the 640-unit Clavon, both developed jointly by UOL Group and Singapore Land Group. Projects along Clementi Avenue 1 have maintained a track record of zero unprofitable transactions to date, which served as a major draw for prospective purchasers.

Data reveals that since The Clement Canopy launched in February 2017, its average selling price has climbed 45% to $1,922 psf, while Clavon has appreciated 27% to $2,086 psf since its launch in December 2020.

Robust Rental Demand and Promising Long-Term Upside

Elta boasts an enviable location close to key employment hubs, including the National University of Singapore (NUS), one-north, Pandan Loop Industrial Estate, Singapore Science Park, Jurong Lake District, and the upcoming Dover Knowledge District.

In addition to Clementi MRT station, the future Cross Island Line will feature an interchange station at Clementi, enhancing connectivity and further bolstering rental appeal for Elta.

Investors were especially drawn to the one- and two-bedroom layouts, whereas three-bedroom units resonated strongly with family buyers, well-aligned with the average local household size of 3.1 persons.

Premier Education Belt Supports Long-Term Owner-Occupation

Clementi Avenue 1 is surrounded by a wealth of prestigious academic institutions, including Nan Hua High School, NUS High School of Mathematics and Science, Anglo-Chinese School (Independent), as well as tertiary institutions such as NUS, Singapore Polytechnic, and United World College of South East Asia (UWCSEA Dover Campus).

With a comprehensive education pathway spanning primary to tertiary levels, families can reside here for extended periods—up to 15 years or more. Coupled with steady rental demand from international students and working professionals, the precinct offers exceptional investment potential.

HDB Upgraders Fuel Buying Momentum

Elta also drew significant interest from HDB upgraders based in Clementi and Queenstown. Over 2,500 flats in the area have reached their Minimum Occupation Period (MOP) since 2021, with an estimated 1,100 more slated to fulfil their MOP this year.

Residents will also benefit from lush surrounding green spaces, including Clementi Woods Park, West Coast Park, and Kent Ridge Park, offering an attractive, nature-infused lifestyle.

Vibrant Momentum in the 2025 New Homes Market

Over the weekend of 22–23 February, Parktown Residence—a 1,193-unit mixed-use development launched concurrently—also achieved remarkable results, moving 1,041 units. Together, Elta and Parktown Residence chalked up over 1,300 sales, eclipsing the total new private home sales volume of 1,083 units recorded in January.

The strong momentum seen in late 2024 has carried over seamlessly into 2025, and market sentiment is anticipated to improve further.

Total developer sales for February are poised to cross 1,500 units, bringing sales for the first two months of 2025 to an estimated 2,500 to 2,700 units—accounting for approximately 39% of the 6,469 new private homes sold across the whole of 2024.

Overall, Elta's impressive launch weekend not only highlights Clementi Avenue 1's prime location and extensive amenities, but also reflects buyers' sustained confidence in the market. As Singapore's real estate sector moves forward, Clementi is set to remain a coveted hotspot for both investors and owner-occupiers alike.
