[New Launch] City Luxury and Suburban Private Homes Sell in Tandem: What Two Developments Reveal About Genuine Demand

Prime City Luxury and Suburban Private Homes See Robust Concurrent Sales

A noteworthy trend has recently emerged in the new private home market: both freehold luxury residences in the city centre and large-scale private developments in the Outside Central Region (OCR) have seen strong responses from local buyers during their launch weekends.

Among them, Newport Residences, the residential component of a mixed-use development in Tanjong Pagar, officially launched after a delay of nearly three years and sold approximately 57% of its units over its launch weekend. Meanwhile, Narra Residences in the Dairy Farm area recorded a take-up rate of nearly 25% during the same period.

Judging from buyer profiles and transacted prices, local demand—particularly from Singapore Citizens—remains the key pillar supporting the current market.

Freehold Prime City Luxury: Local Buyers Step In in Force

Located in Tanjong Pagar, Newport Residences is part of the integrated redevelopment of the former Fuji Xerox Towers site. Its residential component comprises 246 freehold units, ranging from one- to four-bedroom apartments and a super penthouse.

The project moved 140 units over its launch weekend, with Singapore Citizens making up about 82% of the buyers, while the remainder were predominantly Permanent Residents (PRs) from Indonesia, China, and Malaysia. Such a high proportion of local buyers demonstrates that even at higher price points, premium properties in the Core Central Region (CCR) retain strong appeal.

In terms of transaction breakdown, one-, two-, and three-bedroom units were the most popular, reflecting buyers' balance between own-stay needs and the flexibility for future leasing or wealth preservation. While the developer did not disclose an overall average selling price, figures indicate that starting prices for one- to four-bedroom units ranged from approximately $1.298 million to $8.28 million, translating to an average price of around $3,370 psf.

Developer CDL noted that the strong market response reflects strong buyer appreciation for rare, well-designed freehold homes in prime locations.

Deferred Launch Turns into an Advantage as Pent-Up Demand Unlocks

Notably, Newport Residences was originally slated for launch in 2023, but the developer deferred sales following the government's hike of the Additional Buyer's Stamp Duty (ABSD) for foreign buyers to 60%. This holdback strategy ultimately worked in its favour, allowing pent-up demand to build up significantly.

Industry analysts observe that as the government continues to rejuvenate the Central Business District (CBD) into a vibrant live-work-play urban precinct, acceptance of city living has risen markedly. Compounded by the acute scarcity of freehold private homes in the city centre, the project's pricing proved competitive among comparable prime offerings.

Against the backdrop of a relatively stabilised interest rate environment, select buyers have chosen to enter the market early to secure trophy assets.

Suburban Condos Also in Demand, Driven by Owner-Occupiers and Upgraders

Launching in tandem with the city centre luxury project was Narra Residences in the Dairy Farm precinct. The 544-unit development sold 135 units over its launch weekend, representing about 24.8% of the total units.

While its sales take-up was more measured than that of the city centre luxury launch, the performance is considered resilient given today's more rational market sentiment. Crucially, the buyer demographic for Narra Residences was overwhelmingly local, with Singapore Citizens accounting for approximately 90% of buyers, underlining that suburban private homes remain anchored by owner-occupier demand.

Units sold achieved an average price of around $2,180 psf—a new launch benchmark for the Dairy Farm enclave—yet still below the overall average transacted prices seen across mass-market OCR condominiums last year.

Clear Unit Preferences: Market Demand Has Not Ebbed

Looking at sales across layouts, two- and three-bedroom units were the most sought after at Narra Residences, accounting for 90% of sold units. One-bedroom units were snapped up quickly and fully sold out during the launch phase, with prices starting from $998,000, while three-bedroom units commenced from around $1.63 million.

This highlights that current buyers are prioritising practical, liveable layouts for long-term owner-occupation rather than speculative buying.

Market watchers believe that with limited competing pipeline supply and enduring own-stay demand, price and rental performance for projects of this calibre should hold steady over the near term.

Local Buyers Anchor the Market as Structural Differentiation Deepens

The launch performances of both Newport Residences and Narra Residences show that the new private home market is not showing clear signs of cooling down; rather, buyer choices are becoming more rational and distinctively segmented.

Freehold luxury properties in the city centre, buoyed by rarity and long-term capital preservation, continue to draw high-net-worth local buyers, while suburban condos remain firmly driven by owner-occupiers and HDB upgraders. What truly underpins the market is sustained domestic demand, rather than short-term foreign inflows.
