[New Launch] Buyers return as new projects launch: Lucerne Grand sells over 60% at launch

Directly Linked to Lakeside MRT, Lucerne Grand Sells 61.4% on Launch Weekend

New West-region condominium Lucerne Grand has delivered a strong performance on its first weekend of sales.

Developer City Developments Limited (CDL) announced that as of 6pm on 4 October, a total of 350 units were sold, representing approximately 61.4% of the development's 570 residential units. The project achieved an overall average selling price of S$2,480 psf.

Among the buyers, around 93% were Singapore Citizens, with the remaining 7% being Permanent Residents hailing from Malaysia, China, India, Bangladesh, Myanmar, and South Korea.

As the first private residential launch in the Lakeside precinct in nearly a decade, Lucerne Grand's launch performance demonstrates that well-connected developments with comprehensive amenities continue to draw strong buyer interest.

Direct Connection to Lakeside MRT with Commercial Podium Below

Lucerne Grand comprises five 17-storey residential blocks anchored by a ground-floor commercial podium, Lucerne Galleria, offering direct sheltered access to Lakeside MRT station.

This marks the first new private condominium launch in the Lakeside area since the debut of Lake Grande in 2016.

For owner-occupier families, direct MRT connectivity coupled with commercial conveniences right at their doorstep provides a significant lifestyle advantage for daily commuting and daily essentials.

The project is also situated close to the Jurong Lake District, where ongoing transformation in the West region continues to fuel residential and employment demand—another key consideration for buyers.

Two-Bedroom Units See Highest Take-Up; Four-Bedroom Premium Units Stand Out

According to the developer, all unit configurations drew healthy interest from buyers, with two-bedroom, three-bedroom, and four-bedroom premium layouts proving especially popular.

A total of 145 two-bedroom units were snapped up, accounting for approximately 65% of the 222 units available, making it the top-performing unit type by proportion sold.

Three-bedroom units saw 157 units sold, representing about 62% of the 253 units available, while 48 four-bedroom units were taken up, translating to roughly 51% of the 95 units offered.

Taking a closer look at sub-categories, standard two-bedroom units saw 84 of 96 units sold (87.5%), while four-bedroom premium units saw 41 of 47 units taken up (approximately 87.2%).

The performance of these two unit types underscores broad-based demand spanning both price-quantum-conscious buyers and families seeking more spacious living accommodations.

Owner-Occupiers and HDB Upgraders Form Core Buyer Base

Market observers noted that buyers primarily comprised owner-occupier families already residing in the West of Singapore, with three- and four-bedroom layouts appealing strongly to space-conscious purchasers.

The development is situated within close proximity to four primary schools, including the highly sought-after Rulang Primary School. Proximity to schools is often a major factor for families evaluating homes, though specific eligibility and distance priority remain subject to the prevailing Primary 1 registration rules for each intake year.

HDB upgraders likewise formed a substantial segment of demand.

Over the first nine months of the year, median resale prices of four-room HDB flats under 20 years old in Bukit Batok, Jurong East, and Jurong West ranged between approximately S$620,000 and S$680,000, while five-room flats transacted between S$720,000 and S$828,000.

Resilient resale flat prices in the surrounding estates have provided existing homeowners with the requisite capital to cash out and upgrade to a private property.

Two-Bedroom Units Also Draw Investor Interest

Beyond owner-occupier demand, two-bedroom units also attracted investors looking ahead to future rental market prospects.

The progressive development of the Jurong Lake District and Jurong Innovation District represents a prominent pool of potential tenant demand. Reports estimate that the Jurong Innovation District alone is poised to generate around 100,000 jobs.

Nonetheless, whether future employment growth will directly translate into rental demand for the development will depend on development timelines, tenant rental budgets, and the broader supply of homes in the vicinity, and should not be seen as a guarantee of future rental yields.

Early Land Acquisition Affords Competitive Pricing Flexibility

CDL acquired the Lakeside Drive site for Lucerne Grand in June 2025 at a land rate of S$1,132 psf per plot ratio (psf ppr).

By comparison, the residential site at New Upper Changi Road awarded in September this year achieved a land price of S$1,537 psf ppr.

The comparatively lower land acquisition cost provided the developer with greater pricing flexibility, which market watchers view as a key factor behind Lucerne Grand's competitive edge.

However, land cost forms just one component of overall development expenditure; final selling prices are also influenced by construction, financing, and other overhead costs.

Given that site attributes and product specifications vary across developments, land rates alone cannot be directly extrapolated into end-product selling prices.

Rising Land Costs in Future Launches May Influence Buying Decisions

Recent tender awards for residential sites in the Outside Central Region (OCR) have breached S$1,500 psf ppr, with selected Rest of Central Region (RCR) plots crossing S$1,600 psf ppr.

Against this backdrop, some buyers may view Lucerne Grand as a window of opportunity to enter the market at prevailing price levels, conscious of the cost and pricing pressures that future launches may face.

That said, higher land costs do not automatically guarantee higher future resale prices, as market demand and buyer affordability ultimately determine transaction values.

Fresh Project Launches Reinvigorate Buyer Activity

Lucerne Grand's opening weekend take-up of over 60% provides an encouraging bellwether for the upcoming primary market.

Industry observers noted that quieter sales in earlier months were largely attributable to a dearth of new launch options. As new projects roll out, buying activity provides a clearer reflection of genuine underlying demand.

In the coming weeks, the market will welcome the 1,268-unit Thomson Reserve, as well as The Serra Residences, a 133-unit freehold project in the Core Central Region (CCR).

At the same time, prospective buyers should remain mindful of financing costs. The three-month compounded SORA, benchmarked by banks for home loan packages, has inched up marginally of late; while still below its previous peaks, monthly mortgage commitments and cash flow planning remain crucial considerations.

Lucerne Grand's debut shows that buyers remain willing to commit to homes that combine transport convenience, robust amenities, and realistic pricing. For households planning their next move, ensuring that a unit's price quantum, layout, and long-term living requirements align with their family's needs is far more essential than simply following launch-day momentum.
