[New Launch] Another blockbuster Tampines launch: Pinery Residences sells 90% in three days

Pinery Residences sells 92.5% in three launch days as demand for new launches remains robust

Pinery Residences, an integrated development located in Tampines West, moved 92.5% of its units within just three days of its launch, becoming the third private residential project in 2026 to sell over 90% of its inventory on its launch weekend.

The project comprises a total of 588 residential units, of which 544 have been sold at an average transacted price of around $2,546 psf.

Wide spectrum of unit prices

According to a joint statement from developers Hoi Hup Realty and Sunway MCL, units sold spanned diverse layouts ranging from two-bedroom to five-bedroom configurations.

Prices ranged from approximately $1.486 million to $3.708 million, catering to different budgets and household needs.

The developers noted that the enthusiastic market reception was heartening, reflecting strong buyer appreciation for premium integrated developments as well as the enduring appeal of projects located within mature estates.

Appeal of integrated developments

Pinery Residences is not only a residential development, but also incorporates integrated commercial offerings.

The development features Pinery Mall across its lower floors, comprising roughly 121,600 sq ft of retail and commercial space housing retail, F&B, and lifestyle amenities.

This integrated "live-work-play" model lends the project a distinct competitive edge in terms of convenience and overall lifestyle experience.

Land tender and development background

The developers clinched the site in a September 2024 Government Land Sales (GLS) tender with a top bid of $668.3 million. Spanning approximately 253,068 sq ft, the land rate works out to $1,004 per square foot per plot ratio (psf ppr).

As land tender costs have climbed, launch prices have progressively trended upward; nonetheless, the market's ability to absorb these units highlights resilient underlying demand.

Market analysis: Upward momentum continues

Pinery Residences marks the third development this year to sell more than 90% of its units over its launch weekend, following River Modern and Rivelle Tampines EC.

Despite global market volatility and geopolitical uncertainties, the upward trajectory of Singapore's private home market since the second half of last year remains firmly in place.

Strong demand fundamentals in Tampines

Analysts highlighted that the brisk sales at Pinery Residences are intrinsically linked to the deep buyer base in the Tampines area.

Tampines is one of the most densely populated HDB towns in Singapore. In 2025, Tampines clocked 1,921 HDB resale transactions, ranking first among all planning areas. This indicates a sizeable pool of potential upgraders within the precinct, providing a steady foundation of demand for new private residential launches.

Projects like Pinery Residences—boasting direct connectivity to an MRT station, commercial amenities, and reputable schools—are especially compelling to this demographic.

Market signals: Demand remains resilient

Judging by the sales momentum across recent project launches, Singapore's primary residential market shows no discernible signs of cooling.

On the contrary, even as new supply enters the market, well-conceived projects continue to achieve swift absorption, demonstrating that genuine buyer demand remains steadfast.

The performance of Pinery Residences reaffirms a fundamental market trend: as long as a project delivers on location, amenities, and strong product fundamentals, buyers remain more than willing to enter the market.
