[New Launch] 2025's Blockbuster Condo Arrives! Behind the Hot Sales of Skye at Holland in the Prime Region
Skye at Holland Sells 99% on Launch Weekend!
New CCR Bestseller Emerges: Average $2,953 psf Ignites the Market
Last weekend, luxury private residential project Skye at Holland along Holland Drive witnessed a blockbuster launch—moving 658 out of 666 units, achieving an astounding 98.8% take-up rate. At an average transacted price of $2,953 psf, it set the highest launch record in the Core Central Region (CCR) this year, practically cementing its title as the year's undisputed top seller.

Prime Location + Sensitive Pricing: The Twin Engines of Success
Skye at Holland is a 99-year leasehold project jointly developed by UOL Group, CapitaLand Development, Singapore Land Group (SingLand), and Kheng Leong Company.
Analysts noted that this roaring success stems not only from its prime location, but more crucially from a well-calibrated pricing strategy.
Nestled in prime District 10, the project is within walking distance of the MRT station and shopping malls, seamlessly combining lifestyle convenience with solid investment potential.
At the same time, the developers kept the majority of unit prices within the $1.5 million to $2.5 million quantum band—hitting buyers' sweet spot.
Over the past six months, more than half of the 99-year leasehold private homes sold in the CCR fell within the $1.5 million to $2.5 million price range. Skye at Holland's stellar performance was largely driven by precisely capturing this highly active segment.
A New Champion: Shattering CCR Sales Records
While other recent high-end launches like River Green, UpperHouse, and The Robertson Opus have put up robust showings, Skye at Holland outperformed the pack. With a relatively accessible average price, it nearly cleared its entire inventory, establishing itself as a phenomenal blockbuster in this year's CCR market.
Buyer Demographics: Dominated by Local Demand
In a joint statement, the developers revealed that the vast majority of purchasers were Singapore Citizens and Permanent Residents (PRs).
The string of luxury launches this year has drawn substantial numbers of local high-net-worth individuals into the market.
Conversely, foreign buyers remain on the sidelines due to the hefty Additional Buyer's Stamp Duty (ABSD), and a near-term return is unlikely unless stamp duties are revised downwards.
Market Trends: Tightening Supply, Resilient Prices, and Strategic Developer Moves
New home supply in the CCR is projected to drop sharply from around 2,700 units this year to approximately 1,400 units next year. This tightening pipeline will likely spur buyers to act more decisively when their preferred layouts become available.
Currently, CCR average prices hover between $3,000 and $3,500 psf, and Skye at Holland gained a strong first-mover advantage with its below-average pricing.
As prices for future launches climb, buyers may increasingly look to enter the market earlier.
The price gap between the Rest of Central Region (RCR) and the CCR has narrowed significantly; many homeowners, after cashing out of existing properties, are more than willing to pay an extra few hundred thousand dollars to upgrade into prime central locations.
Innovative Spatial Design: A New Benchmark for Luxury Living
Amid rising land costs, developers must carefully manage overall unit lump sums. The most viable approach is through innovative layouts and functional optimization, enhancing space efficiency without compromising on living comfort.
However, space optimization has its limits; if units are too compact, they risk compromising the generosity and prestige expected of luxury homes. Striking the right balance between price quantum, living space, and quality of life will be the key differentiator for upcoming prime condominiums.
Skye at Holland: Ushering in an Era of 'Pragmatic Luxury'
The near sold-out launch of Skye at Holland is not just an impressive sales milestone, but a reflection of prevailing market sentiment.
Against the backdrop of high ABSD, stabilising interest rates, and tapering supply, local buyers have emerged as the driving force of the luxury segment.
Pragmatic pricing, pinpoint targeting, and limited supply—these three pillars form the winning formula behind Skye at Holland. They also signal the trajectory of the high-end residential market ahead: luxury is no longer solely about opulence, but about an accessible premium experience.
