From Park Nova to 21 Anderson: Who Is Driving the New Wave in Singapore's Luxury Property Market?

Strong Start to 2025: $10M+ Luxury Home Deals Hit Two-Year High as PR Splurges $38.89M to Set New Record

Singapore’s non-landed luxury residential market saw a long-awaited resurgence in the first quarter of 2025, with both transaction volumes and values hitting new highs. According to the latest reports, a total of 72 luxury condominium units changed hands in Q1, surging 63.6% quarter-on-quarter. Total transaction value reached $611.4 million, up nearly 60% year-on-year, signalling a marked pick-up in market momentum.

Amid this buying wave, 17 luxury home transactions crossed the $10 million threshold, marking the highest quarterly volume since Q2 2023. The most eye-catching transaction was a five-bedroom penthouse at Park Nova, purchased by a Permanent Resident (PR) for $38.89 million. At a staggering $6,593 per square foot (psf), it became the priciest luxury home transaction of the quarter and the second-highest on record, just behind the historic high of $6,650 psf set at The Marq on Paterson Hill in 2011.

However, market observers remain circumspect about whether this rebound can be sustained. Huttons Asia noted that while Q1 put up a stellar performance, deal activity in Q2 has moderated. Some buyers have adopted a wait-and-see approach following the US announcement of a fresh round of tariffs. While speculative sentiment has ticked up, there are currently no signs of panic selling.

Analysis from CBRE highlighted that as of mid-May, only seven luxury transactions were logged in Q2, four of which were from 21 Anderson in the Orchard Road precinct. Since its rollout in April, the development has moved three units priced above $20 million, making it a key focal point in the market.

Local PRs Emerge as Key Market Driver

The recovery in luxury home transactions can be attributed in part to the growing appetite among local PRs. On one hand, securing PR status lowers the Additional Buyer's Stamp Duty (ABSD) payable; on the other, buyers are capitalising on the prevailing lower interest rate environment.

The current pool of luxury home buyers is largely dominated by new immigrants and PRs in Singapore. Most of these buyers intend to settle down in Singapore long-term, serving as an anchor of stability for the luxury residential sector.

Data reveals that among the 17 transactions above $10 million in Q1, 12 were picked up by foreigners and PRs, accounting for 70% of the total.

Rental Market Firms Up in Tandem, Sustaining Prime Home Allure

Alongside the robust sales performance, the high-end rental segment also showed signs of firming up. In Q1 2025, average monthly rents for non-landed luxury homes rose by 6.6% to $14,672, reflecting a 1.7% increase year-on-year. This indicates that beyond buyer confidence, high-net-worth tenants are also actively positioning themselves in the market.

Looking ahead, market attention is pivoting to upcoming launches. The Core Central Region (CCR) has a slate of heavyweight projects waiting in the wings, including W Residences Singapore – Marina View, Robertson Opus, and River Green, which are expected to draw interest from both domestic and international ultra-high-net-worth individuals.

Despite lingering macroeconomic uncertainties, analysts broadly agree that Singapore's reputation as a "safe haven" remains steadfast. For ultra-wealthy investors in particular, prime luxury homes continue to offer enduring long-term value.
