East-West Momentum: Tengah Sells 99%, Vela Bay Hits 72% – Is the New Launch Market Back?
Tengah's Maiden Private Condo Sees Blockbuster Launch
Once perceived by many as "ulu" (remote), Tengah is now redefining market perceptions with stellar sales figures.
Located in Tengah new town, Tengah Garden Residences delivered an impressive performance over its launch weekend. As of 3 pm on 26 April, approximately 99% of its 863 units were snapped up, leaving just 10 large four-bedroom units available.
This achievement makes it the fourth new private residential launch in 2026 to cross a 90% take-up rate on its debut weekend, signalling rapidly growing market acceptance for up-and-coming non-mature estates.

Attractive Pricing, Driven Predominantly by Local Buyers
In terms of pricing, transacted units fetched between $1,779 and $2,340 psf, working out to an average of around $2,120 psf.
Singaporeans accounted for roughly 90% of buyers, underscoring that local owner-occupier demand remains the primary market driver.
Market watchers noted that with one-bedroom entry prices starting from around $980,000, the project offers highly competitive pricing among 2026 Outside Central Region (OCR) new launches. Starting prices of $1,779 psf for two-bedroom units are even close to levels seen in some Executive Condominium (EC) projects, serving as a major draw for buyers.
MRT Connectivity and Future Planning Spur Demand
Beyond its pricing edge, the project's connectivity and transport infrastructure are key selling points.
The development is adjacent to an upcoming MRT station slated to be operational by mid-2028—ahead of the project’s estimated Temporary Occupation Permit (TOP) in 2029.
Analysts believe the certainty of having public transport infrastructure ready before move-in makes the project exceptionally compelling for HDB upgraders from the West, while debunking traditional stereotypes of Tengah being remote.

Tengah Could Face a Fresh Wave of Land Price Hikes
Following the roaring success of its maiden private residential launch, the market widely anticipates further development momentum in Tengah.
Analysts point out that this robust showing could prompt the government to release more land parcels under the Government Land Sales (GLS) programme, while also encouraging developers to bid more aggressively, particularly for prime plots near MRT stations.
Future residential land rates in the area are poised to climb, potentially breaching $950 psf ppr, providing firm price support for the broader precinct.
East Side Equally Robust: Vela Bay Delivers Solid Numbers
Apart from Tengah in the West, the East Coast market is proving just as vibrant.
Located in the new Bayshore precinct, Vela Bay shifted approximately 72% of its units (371 homes) during its launch weekend, clocking an average price of around $2,886 psf.
The developer shared that the enthusiastic response not only reflects confidence in the development itself, but also underlines strong market faith in Bayshore's long-term transformation.
First-Mover Advantage Fuels New Precinct Momentum
Both Bayshore and Tengah are key growth areas earmarked under Singapore's master planning.
Analysts highlight that Vela Bay, as one of the pioneer launches in the precinct, enjoys a distinct first-mover advantage, capturing pent-up demand and establishing a pricing benchmark ahead of subsequent launches.
Furthermore, with the area's last land supply dating back to 1997, a prolonged absence of new private supply has built up a massive pool of pent-up demand.
EC Market Gains Steam in Tandem
In the Executive Condominium (EC) segment, Rivelle Tampines cleared its remaining 58 units during its second round of balloting, achieving a 100% sell-out.
Market observers noted that this follows in the footsteps of Aurelle of Tampines and Copen Grand as yet another EC to sell out by round two, reaffirming resilient demand from HDB upgraders.
Market Takeaway: Demand Intact, but Increasingly Selective
Overall, whether in Tengah, Bayshore, or the EC space, recent launch performances send a definitive signal:
Demand remains robust, but buyers are growing increasingly discerning—gravitating towards value-driven developments that boast sound planning and strong precinct growth potential.
As more launches line up, the prevailing trend in 2026 looks set to revolve around the rapid absorption of well-positioned, quality projects.
