Both New Launches See Stellar Sales! Just How Strong Is the 2025 EC Market?
EC Market Hits Record High: Rising Prices, Robust Demand, and Potential Surge Ahead in 2026
Singapore’s Executive Condominium (EC) market delivered stellar performance this year. According to the latest data, the average resale price of ECs climbed by over 6% to reach $1,385 per square foot (psf), setting a new all-time high since records began in 2000.

Even more noteworthy is the marked increase in high-value resale transactions exceeding $2 million, with 136 deals recorded this year—a surge of more than 80% compared to 75 transactions in the whole of last year. This demonstrates that despite shifts in inflation and the interest rate environment, ECs remain highly appealing as a "defensive, resilient asset" in the market.
While overall transaction volume dipped slightly by around 10% year-on-year, the steady price appreciation reflects an improving quality in the EC resale market. Strong demand persists for ECs in mature estates with functional layouts and larger floor plates, driving notable growth in higher-tier price brackets.
Among various developments, CityLife@Tampines emerged as the standout performer and top development in the EC resale market this year. The three highest-priced transactions in the project all breached $3 million, peaking at $3.7 million, with sellers reaping handsome profits of up to $1.65 million.

Such performances once again underscore the powerful capital appreciation potential of quality ECs after fulfilling their Minimum Occupation Period (MOP).
Looking ahead, the market is poised to see several key developments worth watching.
Analysts note that the government is currently reviewing the income ceiling for Build-To-Order (BTO) flats. Should it be raised, the EC income ceiling may follow suit. Once eligibility criteria are relaxed, more upper-middle-income families will be able to enter the EC market, inevitably expanding demand further.
Next year is expected to see the launch of five brand-new EC projects, including Coastal Cabana, which has already opened for preview, and Rivelle Tampines, which will soon debut in Tampines.
Both projects enjoy prime locations and represent crucial supply in the mature East region, which is expected to draw substantial attention.
Coastal Cabana has attracted a steady stream of prospective buyers since opening for preview on 6 December, with three-bedroom units starting from around $1.44 million and four-bedroom units from approximately $1.62 million, translating to an average price of around $1,640 psf.
Its attractive value proposition and rare coastal views, coupled with a prolonged drought of new EC launches in Pasir Ris, have made it highly anticipated.
The other three ECs slated for launch by 2026 are located in Woodlands, Sembawang, and Senja Close in Bukit Panjang. Together, these five projects will inject approximately 2,300 units into the market, providing buyers with a healthy pipeline of new options.
Looking back at this year, although there were only two new EC launches—Aurelle of Tampines in Tampines and Otto Place in Tengah—both achieved robust sales results.
Aurelle of Tampines sold 90% of its units on launch day and set a new benchmark for ECs with an average price of $1,766 psf; it is now completely sold out.
Otto Place moved nearly 60% of its units over its launch weekend, with fewer than 20 units remaining today.
This enthusiastic reception underscores that buyers remain keenly interested in ECs, provided they are attractively priced, well-equipped with amenities, and conveniently connected.
If the EC income ceiling is raised to $18,000, it would significantly expand the buyer pool. Furthermore, if the Mortgage Servicing Ratio (MSR) cap is adjusted from 30% to 35%, buyers' borrowing capacity would increase, making it easier to finance downpayments and monthly instalments. If such policies materialise, they will provide even stronger support to the EC market.
Even as EC prices reach new highs year after year, this is unlikely to prompt government cooling measures, as the underlying demand remains healthy and fundamentally driven. Many buyers are backed by capital gains from HDB resale flats, family support, or investment returns, translating into solid affordability rather than speculative excess.
Looking ahead, new EC launch prices are poised to climb modestly in 2026.
Overall, the EC market demonstrated remarkable resilience in 2025: resale prices reached record highs, high-end transactions expanded rapidly, and new launches were virtually snapped up. Coupled with potential policy tweaks and a concentrated pipeline of new supply, 2026 could well be another pivotal year for the EC segment. For buyers seeking an accessible entry into the private residential market with sound capital appreciation potential, ECs remain an exceptionally compelling choice.
