Boosted by New Launches, August Private Home Sales Surge to Near One-Year High

New Private Home Launches Boost Market, August Sales Hit Near One-Year High

The Singapore private residential market enjoyed a mini-boom in August! With the clustered launch of five new private home projects, buying momentum was thoroughly ignited, driving sales surging to 2,142 units—the highest monthly volume since November last year.

Clustered New Launches Meet with Robust Market Response

A total of five projects were launched in August, namely Springleaf Residence, Artisan 8, Canberra Crescent Residences, Promenade Peak, and River Green. According to statistics from Huttons Asia, these projects collectively rolled out 2,471 units, propelling overall transaction volume up by a staggering 128% month-on-month. Compared to 940 units in July, August's 2,142 units more than doubled the previous month's tally and far outstripped the 211 units recorded in the same period last year.

In terms of regional breakdown, mass-market homes in the Outside Central Region (OCR) were the most sought after, with sales hitting 1,153 units. The Core Central Region (CCR) recorded 513 units sold, while the Rest of Central Region (RCR) logged 476 units.

River Green Shines as Luxury Segment Rebounds

In the CCR, the prime residential segment performed exceptionally well. Notably, River Green moved 451 units within the month at a median price of $3,111 psf. This marks the best monthly performance for the luxury segment since March 2021.

The resurgence in the luxury market can be attributed to the prime locations and relatively competitive pricing of the new launches, anchored by healthy local buyer demand. Although the Additional Buyer's Stamp Duty (ABSD) continues to weigh on foreign buyers, data indicates that foreign purchases also rebounded in August, rising from 16 units in July to 30 units.

EC Market Maintains Momentum

Although no new Executive Condominium (EC) projects were launched in August, Otto Place, which debuted in July, held its second-round balloting, driving monthly EC sales to 196 units.

Robust Demand Bolstered by Interest Rate Outlook

Analysts note that this strong buying sentiment is closely tied to interest rate trends. With the US Federal Reserve anticipated to cut interest rates in the coming months, domestic borrowing costs could ease correspondingly. This is poised to spark a fresh property buying cycle, which could kick into gear shortly after the end of the Hungry Ghost Festival (Seventh Lunar Month).

Sales in September are expected to dip to between 200 and 250 units due to the Seventh Month lull, but transaction volumes are projected to rebound strongly from October as more project launches hit the market.

Full-Year Outlook

While agencies maintain varying forecasts for full-year sales, the broader consensus suggests that, underpinned by positive reception to new launches and expectations of interest rate cuts, the Singapore private residential market is likely to sustain its momentum in the second half of the year.
