Analysis | How Springleaf Residence’s Strong Sales Could Influence the Upper Thomson Road GLS Tender

Singapore's property market witnessed robust demand once again in August 2025.

Developed by GuocoLand, Springleaf Residence sold 92% of its units—amounting to 870 homes—during its launch weekend at an average selling price of $2,175 psf. The 99-year leasehold development comprises 941 units ranging from one- to five-bedroom layouts, spread across five 25-storey residential towers and a four-storey heritage building adapted from a conserved schoolhouse.

Sales Performance and Buyer Profile

Among the layouts, two-bedroom units were the most popular, with virtually all 340 units snapped up, while three- and four-bedroom units achieved a take-up rate of 95%. The developer noted that the vast majority of buyers were Singapore Citizens and Permanent Residents (PRs), comprising singles, young couples, and multi-generational families, largely driven by owner-occupier demand.

In District 26, Singapore Citizens accounted for a dominant 92.4% of non-landed private home transactions over the past year, with PRs making up 7% and foreign buyers practically absent. This trend continued at Springleaf Residence, underscoring how local demand has anchored the suburban private residential market following successive ABSD hikes.

Impact on the GLS Market

The stellar take-up rate at Springleaf Residence is expected to bolster developers' appetite for nearby Government Land Sales (GLS) sites. The Upper Thomson Road (Parcel A) site, which closes its tender in October and can yield an estimated 595 units, is anticipated to draw up to five bids, with tender prices projected between $900 and $1,000 psf ppr. This outlook reflects developers' growing confidence in the Springleaf precinct's residential potential.

Pricing Strategy and Competitiveness

Private homes in the Outside Central Region (OCR) typically command around a 35% premium over Executive Condominiums (ECs). However, with starting prices from $1,995 psf, Springleaf Residence was priced less than 15% above this year's average EC price of $1,750 psf, presenting a compelling value proposition. Furthermore, its pricing sat below several new projects launched in the Lentor area over the preceding two months, reinforcing its competitive edge.

Comparison with the Lentor Market

In recent years, the six new launches across the Lentor estate introduced around 3,000 units, of which fewer than 100 remain unsold today. Buyers who missed out on Lentor are now turning to Springleaf, particularly those seeking larger unit configurations or a distinct neighbourhood vibe.

Springleaf's transformation may mirror that of Lentor, evolving into one of the most sought-after residential enclaves in the OCR. In addition, around 4,800 HDB flats in the surrounding vicinity reached their Minimum Occupation Period (MOP) between 2022 and 2025, which is anticipated to unlock further HDB upgrader demand.

Market Outlook

Analysts widely believe that an easing interest rate environment and upward revisions to Singapore's economic growth forecasts have bolstered market sentiment. As the third residential project this year to cross a 90% launch weekend take-up rate, Springleaf Residence highlights the sustained resilience and vibrancy of the OCR residential market.

The robust performance of Springleaf Residence not only validates the precinct's residential appeal, but also serves as a potent catalyst for upcoming GLS tenders. With more sites slated for release, the area is well-positioned to maintain its momentum and emerge as a new growth node in the OCR.
