A City-Fringe Luxury Icon: Inside Rivière by the Singapore River

City Fringe’s Most Expensive Condo: The Price Phenomenon of Rivière

In Singapore’s Rest of Central Region (RCR), Rivière is undoubtedly the priciest completed 99-year leasehold condominium. According to the latest data, it has not only retained its top spot this year, but also firmly held the "crown" last year.

District 3 Dominates the Leaderboard

Among the top 10 highest-priced condos in the RCR, District 3 accounts for an impressive five spots: Rivière, Stirling Residences, Highline Residences, Artra, and Alex Residences.

Apart from District 3, only District 14 (Parc Esta, Park Place Residences at PLQ) features two entries, while Districts 5, 13, and 20 each have one development on the list.

Notably, Rivière is the only project with an average resale price exceeding $2,500 psf. Its average price is 22.5% higher than the second-placed One-North Eden. It is also worth noting that all 10 condos on the leaderboard boast average prices exceeding $2,200 psf.

Even more remarkably, Rivière’s average price of $2,942 psf is 41.7% higher than the overall RCR 99-year leasehold condo average ($2,076 psf), and a staggering 73.2% above the islandwide average ($1,699 psf).

From "Former Zouk Warehouses" to "Lifestyle Landmark"

Rivière is more than just a residential development; it integrates three conserved warehouses—formerly the site of the iconic nightclub Zouk—now transformed into a lifestyle destination. The overall development comprises 455 private residential units alongside 72 serviced apartments at Fraser Residence River Promenade.

The project garnered widespread attention upon its launch in 2019, drawing around 1,000 prospective buyers to its showflat. Robust market response led the developer to announce that the project was completely sold out by 2023.

Its launch average price stood at $2,894 psf and has since climbed to $2,942 psf, reflecting resilient price appreciation.

Young Age: A Strong Buffer Against Depreciation

Rivière achieved its Temporary Occupation Permit (TOP) in 2023, making it just two years old and one of the "youngest" developments on the leaderboard. Its recent completion has shielded it from the drag of lease decay.

Data shows that 99-year leasehold condos in the RCR under 10 years old average $2,232 psf, whereas those aged 11 to 20 years and 21 to 30 years drop to $1,947 psf and $1,931 psf respectively. Even when compared to peers of the same vintage, however, Rivière still commands a significant premium.

Prime Location: At the Heart of the Singapore River Promenade

Nestled along the Singapore River, Rivière is within 500 metres of Great World City, New Bahru, Zion Riverside Food Centre, and River Valley Primary School, while remaining just minutes' drive from Orchard Road and the CBD.

In terms of transit connectivity, residents can walk to both Havelock MRT station and Great World MRT station, both situated on the Thomson-East Coast Line (TEL), which has vastly enhanced regional accessibility since opening in 2022.

Diverse Unit Mix: The Distinction Between Privé and Viva

Rivière offers a total of 455 residential units, spanning one- to four-bedroom layouts (560 to 2,002 sq ft).

The three-bedroom units proved to be the most sought-after, offered in two distinct layouts: Viva and Privé.

Privé: Features private lift access, larger floor plates, and walk-in wardrobes in select units, commanding a premium price.

Viva: Offers a more compact layout, yet incorporates a study or utility room for enhanced functional utility.

This differentiated approach caters flexibly to buyers with varying lifestyle needs.

Neighbourhood Comparison: A Rare 99-Year Leasehold Option

Although there are 28 condominiums within walking distance of Rivière, 23 of them are freehold, leaving just five 99-year leasehold projects. Among these, the only completed ones are Harvest Mansions, Up@Robertson Quay, and Martin Modern. The others, River Green and Promenade Peak, are still under construction.

Compared to the surrounding enclave, while Rivière commands high prices, its new age and prime location make it a compelling choice for buyers seeking modern design and prime convenience.

Transaction Performance: 12 Profitable Deals, Topping Out at a $620K Gain

Since obtaining its TOP in 2023, Rivière has recorded 12 profitable transactions on the resale market, with gains ranging between $89,000 and $622,000.

The most lucrative deal came from a 2,002 sq ft four-bedroom unit sold for $6.05 million, netting the seller a profit of $622,000. Another 1,173 sq ft three-bedroom unit booked a gain of $550,000 upon resale.

Only two unprofitable transactions have been recorded, with losses of $135,000 and $297,000 respectively.

Conclusion

As the most expensive 99-year leasehold condo in the RCR, Rivière has not only captured the market with its prime riverside address, recent completion, and thoughtful architecture, but has also consistently outperformed comparable developments in price resilience.

Though technically outside prime District 9, its direct proximity to Orchard and the CBD provides the best of central connectivity and urban vibrancy. Coupled with strong take-up rates at nearby new launches like River Green and Promenade Peak, this further underscores the enduring demand for this precinct.

For homebuyers and investors, Rivière stands as a benchmark case in the RCR market: commanding top-tier pricing, yet consistently finding buyers willing to pay the premium.
