The Residences at W Singapore Sentosa Cove, a luxury residential development on Sentosa Island, recently released a selection of its remaining units to strong buyer interest. Over the two-day launch, a total of 65 units were sold—surpassing the initial release of 58 units—at an average price of $1,780 psf.
The Residences at W Singapore Sentosa Cove is a 99-year leasehold development comprising 228 units. During its initial launch in 2010, only 25 units were sold. The remaining 203 units were held by Cityview Place Holdings, an associate firm of City Developments Limited (CDL). The company recently released 58 of these remaining units onto the market.
Offered at "attractive prices", the 58 units were opened for preview via appointed property agencies from 10 to 14 April, drawing an overwhelming crowd of 3,200 visitors.
By the evening of 15 April, the first day of sales, 45 units had been snapped up. To meet the robust demand, Cityview Place Holdings released additional units, resulting in another 20 units sold on 16 April.
The company noted that 94% of buyers were Singaporeans and Permanent Residents (PRs), with the remaining 6% comprising foreign buyers from China, France, and the United States.
All unit types enjoyed strong demand, with two- and three-bedroom units being the most popular. Discerning purchasers also snapped up the rare duplex penthouses.
The company highlighted that the enthusiastic response to this special pricing reaffirms the enduring demand for Sentosa Cove properties among homebuyers seeking luxurious, premium residences in an exclusive waterfront enclave.
The latest prices at The Residences at W are significantly lower than new launches in the suburbs or Outside Central Region (OCR), where average prices hover between $2,100 and $2,200 psf.
This attractive pricing drew many buyers who recognized the exceptional value of waterfront living in an upscale development.
Beyond competitive prices, buyers were drawn to the spacious layouts and resort-style living environment. In the post-pandemic era, many buyers—particularly owner-occupiers—are seeking larger living spaces within relatively low-density residential communities at manageable prices. Given the current price points, investors were also eager to capitalize on the potentially attractive rental yields.
