Unit Mix
Executive Condominium (EC) project Tenet comprises 11 residential blocks of 15 storeys each, housing a total of 618 units with three-, four-, and five-bedroom layouts. Given that Tenet is located in the mature and highly sought-after residential estate of Tampines, the pricing, while setting a new benchmark, has been well received by the market. Although it set a new benchmark price for ECs—with an average price of around $1,360 psf, marking a new record high among EC projects—it is still considerably lower than new 99-year suburban private condominiums launched this year at an average of $2,100 psf.

Given that Tenet is situated in the mature and highly sought-after residential estate of Tampines, the pricing, although premium, has been widely accepted by the market. While it set a new benchmark price for ECs, it remains significantly below new 99-year suburban private condominiums launched this year at an average of $2,100 psf.
Beyond being situated in a mature town in the East, Tenet is just a 5-minute walk from a Government Land Sales (GLS) site earmarked for a mixed-use development, which will include an upcoming shopping mall of approximately 14,000 sq m (150,696 sq ft). This integrated development will connect directly to a transport hub comprising the upcoming Cross Island Line Tampines North MRT station and a bus interchange. Comparable in size to White Sands shopping mall, it will offer homebuyers enhanced convenience.
In addition to its proximity to the future integrated development and integrated transport hub at Tampines North, Tenet is also close to three major growth and transformation regions: the Changi Region, Paya Lebar Airbase, and the Punggol Digital District. Its proximity to these upcoming mixed-use developments and transformation zones provides robust upside potential for Tenet buyers.
According to Qingjian Realty, while all unit types were well received, the four-bedroom layouts were the most popular among homebuyers.
Jointly developed by Qingjian Realty, Santarli Construction, and Heeton Holdings, Tenet offers 618 residential units. The efficient, functional layouts are thoughtfully designed for modern living, catering to multi-generational families—including young families with growing children as well as elderly family members. Corridors in the units feature flexible spaces that can be converted into a study nook or workstation. Walls between adjacent bedrooms can also be knocked down to create larger rooms, giving homeowners versatile spaces that can adapt as family needs evolve over time.

Each residential block features only four units per floor, with most units boasting generous balconies. The bedrooms will feature curtain wall facades offering sweeping, expansive views. Units will come fitted with premium kitchen fittings and appliances from Bosch and Franke, as well as bathroom fittings and sanitary ware from Hansgrohe and Roca.

Communal facilities are spread across the first and third storeys of the development, as well as atop the multi-storey car park. Facilities include a 50m lap pool, an infinity pool, entertainment and function rooms, karaoke room, music room, piano room, multi-purpose court, half basketball court, and tennis court.
