[What Types of Properties Can You Buy in Singapore?]

As a foreigner from China or a Singapore Permanent Resident (PR), navigating the regulations restricting the purchase of certain properties can feel overwhelming. However, investing here can maximise your potential returns and long-term gains.

Different Property Types in Singapore

First, it is essential to understand the different property types in Singapore: HDB flats (purchasable only by Singapore Citizens and PRs), condominiums, and landed properties.

Eligible residential and property types include (purchasable by foreign buyers): Condominiums, strata landed homes in approved condominium developments, shophouses for commercial use, commercial properties, hotels (under the provisions of the Hotels Act), and leasehold estates in landed residential property for a term not exceeding 7 years, including any further term that may be granted by way of an option for renewal.

Next, "restricted residential properties" include (not purchasable by foreign buyers without approval): Vacant residential land, terrace houses, semi-detached houses, and bungalows / detached houses.

What if I prefer a restricted residential property?

That said, landed homes are not entirely out of reach. However, foreigners require prior approval from the government to be eligible to purchase this property type.

Additionally, each applicant is assessed on a case-by-case basis, considering factors including but not limited to: you must have been a Singapore Permanent Resident for at least five years; and you must have made exceptional economic contributions to Singapore. This is assessed based on factors such as your taxable employment income in Singapore.
