Two freehold private residential projects in the East draw over 400 visitors during debut preview weekend

Last weekend marked the final two days of this year's Chinese New Year celebrations, during which two boutique freehold private residential projects in the East — Koon Seng House and Ardor Residence — opened their sales galleries for preview. Offering a combined total of 52 units, the two developments drew an estimated 430 visitors.

Macly Group, the developer of the new private residential project Koon Seng House, said that around 200 visitors previewed the development over the weekend.

Located along Koon Seng Road in the Joo Chiat area, the 17-unit boutique development offers unit sizes ranging from 786 sq ft to 1,216 sq ft. It is expected to be completed in the first half of 2027.

Under the early-bird launch prices, the smallest two-bedroom units start from upwards of $1.7 million, while three-bedroom and four-bedroom units start from upwards of $2.3 million and $2.7 million respectively. Prices across all three unit types are no less than $2,200 psf. The project will officially launch on 2 March.

The site was formerly occupied by East Court, which Macly Group acquired in mid-2022 for $19.875 million. The plot spans approximately 13,352 sq ft. The new project is surrounded by prestigious schools, including Tao Nan School and Haig Girls’ School.

Macly Group has developed numerous boutique private residential developments locally, including Neu at Novena and Hill House in River Valley.

Another new private residential project, Ardor Residence along Haig Road in the Marine Parade area, is developed by Nanshan Group. Around 230 visitors attended the sales gallery preview last weekend, including both investors and owner-occupiers.

The project comprises 35 units ranging from two-bedroom-plus-study to four-bedroom-plus-study configurations, with unit sizes from 861 sq ft to 1,776 sq ft. Selling prices will be announced on its official launch day on 6 March. Occupying a site area of over 27,000 sq ft, the development is expected to be completed in October 2026.

The site previously housed a four-storey residential block, which was acquired two years ago for $49.3 million by Nanshan Group, a developer hailing from Shandong, China.

China-based developer Nanshan Group has previously developed the mega private condominium Stirling Residences in Queenstown.

The locations and unit layouts of both developments hold strong appeal for families, given their proximity to popular schools such as Tao Nan School, Haig Girls’ School, and Tanjong Katong Primary School.

Another boutique private residential development expected to launch after Chinese New Year is The Hillshore (59 units) in Pasir Panjang.
