[The Reserve Residences] Integrated Transport Hub Location; Starting from $2,300 psf

Joint venture partners and sister companies Far East Organization and Sino Group will preview The Reserve Residences along Jalan Anak Bukit in the Bukit Timah precinct on 12 May, followed by its launch two weeks later on 27 May.

As the first integrated mixed-use development featuring an integrated transport hub in the heart of Bukit Timah, it commands a slight premium over surrounding developments in District 21. However, the developers are also mindful of delivering value to buyers and have committed to pricing the project competitively against the broader market.

Prices will start from $2,300 psf. A 441 sq ft one-bedroom unit starts from $1.11 million ($2,517 psf), while two-bedroom units start from $1.45 million. Three-bedroom units start from $2.2 million, and four-bedroom units are priced from $3 million.

The mixed-use development will be integrated with a transport hub, providing direct underpass access to Beauty World MRT station and featuring a new air-conditioned bus interchange on the second floor of Bukit V, an upcoming three-storey retail mall.

Designed by renowned Singapore architectural practice WOHA Architects, the mixed-use development sits on a sprawling 32,185 sq m (346,439 sq ft) site. It comprises eight residential blocks housing 732 units, alongside 160 serviced apartments.

WOHA designed The Reserve Residences as a collection of low-, mid-, and high-rise blocks ranging from 11 to 32 storeys. The eight residential blocks feature four distinct collections: The Reserve Residences, offering 502 units spanning one- to three-bedroom layouts; the Horizon Collection, comprising 167 three- and four-bedroom units with panoramic views; the Creekside Collection, featuring an exclusive enclave of 48 three- and four-bedroom units across levels 6 to 11; and the Treetops Collection, consisting of 15 premium units, including four- and five-bedroom layouts, duplexes, and penthouses with sweeping views of Bukit Timah Nature Reserve and the Bukit Timah precinct.

The crown of the Treetops Collection, perched on the highest 32nd floor, features only five penthouses with sizes ranging from 231 sq m (2,486 sq ft) to 261 sq m (2,809 sq ft).

The development boasts over 70 facilities spread across seven levels at The Reserve Residences. These range from a 50-metre lap pool to an aqua gym with spa pavilions, a 600-metre jogging trail, a dog run, and dining pavilions on Level 33 offering magnificent views of Bukit Timah Nature Reserve and its surroundings, complemented by sky gardens on Level 17 overlooking unblocked neighbourhood vistas.

Far East Organization and Sino Group secured the 99-year leasehold Jalan Anak Bukit site for The Reserve Residences in August 2021 with a winning bid of $1.03 billion. The public tender was conducted via a dual-envelope concept and price revenue tender system. The 50:50 joint venture partners submitted three of the five bids received, each showcasing different design concepts by various architects.

Following the developers' successful launch of One Holland Village, this major mixed-use project stands as a testament to Far East Organization’s proven track record in rejuvenating and transforming spaces into vibrant, well-loved communities for residents and the public alike.

The Reserve Residences is not the first integrated mixed-use development with a transport hub built by Far East Organization. Another notable project is Watertown in Punggol Central, which was launched in 2012 and completed in 2017. The 992-unit Watertown condominium sits atop Waterway Point, a four-storey retail mall, with seamless connections to the MRT and LRT stations, as well as the bus interchange.

The Premium of Integrated Mixed-Use Developments

The convenience and accessibility of an integrated mixed-use development with a transport hub cannot be overstated.

Assuming an entry price of $2,300 psf for The Reserve Residences reflects a 15% premium over a standalone condominium, the equivalent standalone price would work out to roughly $2,070 psf. This is comparable to current prices of new suburban launches in the Outside Central Region (OCR).

Yet, The Reserve Residences enjoys a prime city-fringe location in the Rest of Central Region (RCR).

The Reserve Residences is expected to achieve sales of at least 40% to 50% at launch, supported by strong investor interest as slightly over half of the units are one- and two-bedroom configurations. Its status as an integrated development nestled along the prestigious District 21 Bukit Timah belt remains a compelling draw.
