[The Continuum] The Latest Freehold Condominium in District 15

What makes this development truly unique is how the developer seamlessly links two parallel plots via an iconic sky bridge. Spanning the North and South plots, the development comprises six residential blocks with a total of 816 units. The two distinct plots each feature their own dedicated entrances, carparks, clubhouses, swimming pools, gyms, and comprehensive lifestyle facilities.

The amenities across the North and South plots differ, offering diverse experiences. Residents can easily access the sky bridge via a ramp on the North plot's landscape deck to reach the clubhouse on the South plot, allowing them to enjoy the full suite of facilities across both zones.

The Continuum offers a wide variety of layouts tailored to meet diverse homeowner needs. The Signature Collection spans from well-configured one-bedroom plus study units at 560 sq ft to four-bedroom layouts measuring up to 1,518 sq ft. The Prestige Collection consists of three-bedroom plus study, four-bedroom, and five-bedroom apartments ranging from 1,227 to 2,282 sq ft. These Prestige residences boast more expansive floor plans and exclusive private lift access.

Out of the 816 units, one-bedroom plus study units account for just 68 units (8.3%). Two-bedroom and two-bedroom plus study layouts range from 647 sq ft to 722 sq ft, making up 306 units (37.5%).

However, The Continuum features a total of 442 three- to five-bedroom units, which represent a substantial 54% of the development.

Prices for The Continuum Signature Collection start from $1.448 million ($2,586 psf) for a 1-bedroom + study; $1.671 million ($2,583 psf) for a 2-bedroom; from $1.82 million ($2,600 psf) for a 2-bedroom + study; $2.3 million ($2,638 psf) for a 3-bedroom; and from $3.207 million ($2,614 psf) for a 4-bedroom unit.

For the luxury Prestige Collection, 3-bedroom + study units start from $3.32 million; 4-bedroom units start from $4.57 million ($2,688 psf); and 5-bedroom units start from $5.35 million ($2,808 psf).

Unit entry prices range comfortably between $2,500 and $2,600 psf. Generally, freehold developments command about a 15% premium over 99-year leasehold properties in the same locality. Factoring in a 15% premium, the equivalent entry price sits at around $2,200 psf—lower than the average selling prices of several recently launched 99-year leasehold projects.

For instance, the 638-unit Tembusu Grand achieved a 53% take-up rate on its launch weekend at an average transacted price of $2,465 psf. Liv @ MB, a 298-unit development in Mountbatten launched in May 2022, is over 86% sold at an average price of $2,413 psf. Both are 99-year leasehold condominiums in prime District 15.

The residential towers at The Continuum stand at 17 and 18 storeys. The rooftop terraces command unblocked panoramic views of the surrounding cityscape—from the Singapore Sports Hub and the Central Business District to the lush greenery towards the west.

Within a 1-km radius are renowned schools such as Haig Girls' School, Kong Hwa School, and Tanjong Katong Primary School. Other reputable institutions nearby include Chung Cheng High School (Main), Dunman High School, and Tao Nan School, making this an ideal enclave for families looking to establish long-term roots.

The entry pricing for three- and four-bedroom units at The Continuum presents an attractive value proposition for homebuyers, with price differences under $100,000 compared to new 99-year leasehold launches in District 15.

Prestige Collection units feature private lift access, engineered timber flooring in the bedrooms, and luxurious marble finishes in the living and dining areas. The master bathrooms are also fully clad in fine marble tiles. Every home at The Continuum is outfitted with premium fittings and appliances, including kitchen provisions from V-ZUG, Samsung refrigerators and washer-dryers, as well as designer sanitary fittings and wares from Laufen, Gessi, and Tece.

All apartments come equipped with built-in storage spaces and ceiling fans. The development aims to achieve the BCA Green Mark Platinum rating, the highest benchmark for environmental sustainability. Even the two-bedroom units are thoughtfully planned with dedicated storerooms and generous kitchen and living spaces.

While two-bedroom units are traditionally popular with investors, the developer has intentionally catered to the practical lifestyle needs of owner-occupiers.

Average selling prices for smaller units and high-floor apartments are projected to cross $2,700 psf. Achieving a 35% take-up rate—amounting to over 285 units—would represent a very respectable launch performance.

Given that land and construction costs have escalated over the past three years, future launches are likely to be priced higher. Furthermore, the harmonisation of strata area and gross floor area (GFA) guidelines has reduced sellable efficiency by approximately 7%.

Nonetheless, this development is unlikely to set a brand-new benchmark price for District 15. The 200-unit freehold Meyer Mansion has already commanded prices exceeding $3,000 psf, with a 484-sq ft one-bedroom unit fetching a high of $3,293 psf in September 2021; MeyerHouse saw a 2,110-sq ft third-floor unit transacted at a high of $2,800 psf. Meanwhile, a 4,392-sq ft penthouse at Amber Park achieved a peak price of $13 million ($2,960 psf) in August 2021.

The Continuum stands out as the only mega freehold launch in District 15 in 2023 boasting a sprawling land site exceeding 200,000 sq ft. The stellar sales seen at new launches like Tembusu Grand clearly demonstrate substantial pent-up demand for well-appointed large-scale developments.

Many discerning buyers view large freehold land plots as invaluable assets, given their strong potential for long-term capital preservation and growth.
