Tampines Resale Private Home PSF Surges Over 55% from Pre-Pandemic Levels, Tampines West Bustles with Developments

District 18, home to Tampines, has consistently been one of the most active areas for private residential transactions in the Outside Central Region (OCR). In recent years, private home prices per square foot (psf) in the district have seen significant growth, delivering handsome investment returns.

This year, the overall average price of private homes in Tampines stands at $1,468 psf, reflecting an increase of nearly 20% compared to pre-pandemic levels in 2019. Resale private home prices reached $1,433 psf, marking a surge of over 55% compared to the pre-pandemic period.

A number of condominium projects have been completed in Tampines in recent years. Among them, Treasure at Tampines, launched by Sim Lian Group in 2019, is Singapore's largest-ever private residential development, boasting over 2,200 units. It has consistently been the most actively traded project in the area, and indeed across the East.

The Tapestry's resale prices up by around 30% from launch

In fact, Tampines West—located near Bedok Reservoir and Temasek Polytechnic—is also home to several private residential developments. While the area is situated some distance from the town centre and has fewer amenities, its proximity to parks, tranquil environment, and relatively attractive pricing have drawn many homebuyers and tenants.

Along Tampines Street 86, for instance, a stretch of about 1 kilometre features eight private residential projects of varying scales. Among them, The Tapestry, launched by City Developments Limited (CDL) in 2018, is a newer and larger development in the enclave, comprising 861 units.

Resale prices for this 99-year leasehold project have ranged between $1,650 and $1,820 psf in recent months, representing an increase of around 30% from its launch prices. This price point is even higher than some resale private homes also near Bedok Reservoir but situated along the south bank, which enjoy closer proximity to the MRT station and greater transport convenience.

Older developments in the area offer even lower price entry points, appealing to buyers with more modest budgets. For example, The Tropica, completed in 2001, recorded its latest transaction at around $1,200 psf. Nonetheless, this still represents a gain of about 40% compared to pre-pandemic levels.

Rental activity in the precinct is also brisk, proving especially appealing to tenants on a budget who still wish to live in a private condominium. Over the past six months, median rental rates stood at around $5.20 psf, with monthly rents for one-bedroom units ranging between $2,500 and $3,000. Furthermore, with a diverse mix of unit layouts spanning one- to three-bedroom apartments—and even the less common compact dual-key units—the area has naturally drawn substantial interest from investor-buyers.

EC land parcel near Tampines West MRT station sets new price record

An EC plot along Tampines Street 95, close to Tampines West MRT station, recently set a new record for EC land prices with a top bid of around $768 psf ppr. This suggests the future EC project could break price records, giving private home prices in Tampines West room for further upside. (Photo by Xie Zhiyang)

An executive condominium (EC) site on Tampines Street 95, near Tampines West MRT station, recently set a new benchmark for EC land prices, with the top tender bid translating to around $768 psf per plot ratio (psf ppr). This suggests that launch prices for this future EC project could rewrite records, pointing to further upside potential for private home values in Tampines West.

However, Tampines West still has relatively few neighbourhood amenities. Aside from Springfield Secondary School, United World College of South East Asia (UWCSEA), and Temasek Polytechnic, there are no other schools in the immediate vicinity. The area also lacks food courts and supermarkets, meaning residents generally need to drive to Tampines 1, Tampines Mall, and Century Square to meet their daily needs.

Public transport connectivity also leaves room for improvement. For instance, from Tampines Street 86, it takes approximately 20 minutes to walk to the nearest Tampines West MRT station, while the upcoming Tampines North MRT station on the Cross Island Line will also be situated some distance away.

It is also worth noting that to the west of this area lies Paya Lebar Airbase as well as industrial land, which was developed into wafer fabrication plants this year. In addition, growing traffic along Tampines Avenue 10 may result in higher ambient noise for nearby residents.

Moving forward, Tampines West is expected to welcome more private residential and EC launches. In October this year, an EC site along Tampines Street 95—located closer to Tampines West MRT station—drew five bids, with the top bid working out to approximately $768 psf ppr to set a new record high for EC land. This indicates that prices for the upcoming EC project could set a new benchmark, potentially paving the way for further gains in Tampines West private home prices.
