Southeast Asia's 'Wellness' Real Estate on the Rise: Immense Investment Potential

With rapid population ageing and growing health consciousness, wellness real estate is emerging as the next major growth frontier in the property market. Global wellness real estate investment reached US$221 billion (approximately S$295.9 billion) in 2023. Although the Asia-Pacific (APAC) region accounted for just US$22 billion of this total, it demonstrates the greatest growth potential.

A newly published research report highlights that Southeast Asia holds immense potential in the wellness real estate sector. Driven by a burgeoning ageing population, rising healthcare demands, and increasingly sophisticated wellness services, the region's future growth prospects are exceptionally promising.

Accelerating Population Ageing Drives Surging Demand for Wellness Real Estate

Southeast Asia is undergoing a rapid demographic shift towards an ageing society. Between 2023 and 2035, the population aged 65 and above is projected to surge by 32.7 million, bringing the proportion of seniors to 11.6%. Within this demographic shift: Singapore's senior population is expected to reach 26.5%, while Thailand's is projected to hit 22.8%.

This demographic transition has unlocked major opportunities within the "longevity economy", spurring exponential demand for health and wellness services, senior living communities, and preventive as well as rehabilitative healthcare.

Explosive Growth in the Wellness Real Estate Market

From 2020 to 2023, the global wellness real estate market expanded at a compound annual growth rate (CAGR) of 16.9%, with market size projected to hit US$913 billion (approximately S$1.2155 trillion) by 2028.

The Asia-Pacific region stands out in particular. Between 2019 and 2023, real estate transaction volumes incorporating living and healthcare elements surged by 32%, outpacing the Americas (29.2%) and Europe, Middle East, and Africa (EMEA) (23.2%).

Where Are the Investment Opportunities in Wellness Real Estate?

Investment opportunities in wellness real estate can be broadly divided into two main categories: "Living" and "Healthcare".

"Living" Wellness Real Estate — Integrated properties providing wellness, care, and medical support, including:

Wellness Resorts

Wellness Residences

Senior Living Developments

"Healthcare" Wellness Real Estate — Properties focused on preventive health management, treatment, and rehabilitation, such as:

Longevity Clinics

Specialist Hospitals & Medical Centres

Recovery Hotels

Investment Hotspots in Singapore, Thailand, and Malaysia

As Southeast Asia establishes itself as a global medical tourism hub, the wellness real estate sector is receiving an additional boost.

Thailand: US$850 million in medical tourism revenue (2023)
Malaysia: US$444 million in medical tourism revenue (2023)
Singapore: US$250 million in medical tourism revenue (2023)

The leadership of Singapore, Thailand, and Malaysia in medical tourism signals significant future upside for health- and medical-related real estate developments across these markets.

Institutional Capital Positions for First-Mover Advantage

Several established property developers have already made strategic moves into the wellness real estate sector. CapitaLand Investment established the CapitaLand Wellness Real Estate Fund (C-WELL), dedicated to wellness real estate investments. Meanwhile, Perennial Holdings has actively focused on developing healthcare-centric residential and integrated medical centres.

Moving forward, against the backdrop of an ageing society and soaring demand for healthcare services, wellness real estate in Southeast Asia is poised for unprecedented growth. Both investors and developers should keep a close eye on this emerging asset class to capitalise on long-term growth opportunities.
