Singapore Residential Market 2025: Buyer Sentiment Improves as Prices and Rents See Moderate Growth

In 2025, Singapore's residential property market is showing improving buyer sentiment alongside moderate increases in both home prices and rents.

On the demand side, homebuyer confidence is steadily strengthening on the back of a stable economic recovery and an improving labour market. First-time homebuyers, in particular, continue to drive resilient demand for owner-occupied homes. In addition, foreign buyer interest has seen a modest rebound, especially in popular private residential and condominium developments.
On the supply front, the Government Land Sales (GLS) programme and new project launches by developers have helped cater to market demand to some extent. However, prime properties in selected areas remain tightly held and in short supply, which continues to underpin price growth.
At the same time, the rental market is also exhibiting a moderate upward trend. This is driven partly by an increase in leasing demand, and partly by landlords raising rents to cushion rising maintenance and holding costs.
In this evolving market environment, both homebuyers and tenants are advised to carefully evaluate their financial position and housing needs to plan their property purchases or leasing arrangements prudently.
