Singapore Property Market 2025: Are Home Prices Stabilising or Continuing to Rise?
Property price trends have always been a key focus for both the market and homebuyers. Heading into 2025, there has been spirited discussion about whether Singapore's property prices will stabilise or continue their upward trajectory.

Looking back over the past few years, Singapore's property prices have generally demonstrated steady and resilient growth. In 2024, HDB resale and private home prices grew by 1.3% and 1.9% respectively. However, performance varied across different property types and sub-markets.
In the public housing segment, HDB resale prices are poised to maintain relative stability in 2025, underpinned by a moderating volume of resale transactions and steady buyer demand. For first-time buyers and Singaporean families, this is undoubtedly welcome news.
The outlook for the private residential market is somewhat more nuanced. Luxury developments in the Core Central Region (CCR) are more sensitive to broader macroeconomic shifts, meaning prices here could experience some volatility. In contrast, private homes in the Rest of Central Region (RCR) and Outside Central Region (OCR) remain highly sought-after by homebuyers due to their accessibility to workplaces, reputable schools, and comprehensive amenities—positioning prices to stay resilient or chart modest gains.
Overall, I believe that while Singapore property prices will gradually trend towards stabilisation in 2025, there remains room for upside, especially for well-located developments offering prime connectivity and quality amenities.
