Singapore Private Home Prices Rise 3.9% in 2024 as Q4 Reverses Earlier Softness

According to the latest data, Singapore's private residential market successfully reversed the sluggish momentum of the previous three quarters in the fourth quarter of 2024, achieving a full-year price growth of 3.9%. While this represents a moderation compared to the 8.6% and 6.8% gains recorded in 2022 and 2023 respectively, it underscores the enduring resilience of the market.
Strong Q4 Performance Drives Full-Year Growth
A notable surge in new private home supply during the fourth quarter, coupled with a rebound in market demand, provided robust support for full-year price growth. The launch of several major new developments, such as The Chuan Park and Emerald of Katong, demonstrated buoyant buyer demand, performing exceptionally well in price-attractive segments.
New Project Launches
In addition, The Orie in Toa Payoh opened for preview on 3 January 2025, marking the estate's first new private residential launch since 2016. Jointly developed by City Developments Limited (CDL), Frasers Property, and Sekisui House, the project comprises 777 residential units ranging from 517 sq ft for a one-bedroom plus study to 1,453 sq ft for a five-bedroom unit, with prices starting from S$1.28 million.
Located in the mature Toa Payoh estate, The Orie is just a five-minute walk from Braddell MRT station. Nearby amenities include Toa Payoh Town Centre, SAFRA Toa Payoh, Junction 8, and MacRitchie Reservoir. Prominent schools in the vicinity include Pei Chun Public School, CHIJ Primary and Secondary (Toa Payoh), First Toa Payoh Primary School, Kheng Cheng School, Raffles Institution, Raffles Girls' School, and SJI International School.
The developers are thrilled to usher in the new year with the launch of The Orie. As the first private residential project in Toa Payoh in eight years, situated within a vibrant and highly sought-after neighbourhood, its city-fringe location and exceptional connectivity offer buyers unparalleled convenience.
Key Drivers Behind Market Performance
Project Attributes and Pricing Strategy: Developments with more palatable price quantums are more effective at drawing buyers, particularly first-time homebuyers and HDB upgraders.
Increased Supply: The concentrated rollout of new private home launches in the fourth quarter injected fresh vitality into the market.
Rebound in Demand: Buyer interest continued to gain traction, particularly across the Outside Central Region (OCR) and Rest of Central Region (RCR), underpinned by their attractive value proposition.
2025 Outlook
Looking ahead to 2025, market analysts project a further increase in new project supply, with private home price growth anticipated to range between 3% and 5%. Core Central Region (CCR) home prices may benefit from a narrowing price gap, while projects in the OCR and RCR are likely to continue enjoying broad-based buyer interest.
This signifies a gradual recovery in Singapore's private home market following policy adjustments. Backed by solid economic fundamentals, the market's long-term growth potential remains widely optimistic.
