Rate Cuts to Inject Fresh Vitality into Local Property Market

Property development requires substantial capital support, but elevated interest rates have made developers hesitant to borrow from banks as readily as they once did. Many are looking forward to interest rate cuts to inject fresh vitality into the property market.

Economists and property analysts believe that anticipated US rate cuts ahead will have a significant impact on Singapore real estate investments.

The US Federal Reserve is expected to decide on rate cuts at its September and December policy meetings. However, as the December meeting closely follows the US presidential election, policy shifts may be approached with greater caution.

Even with rate cuts, the Fed is unlikely to slash interest rates to near-zero levels seen before the pandemic. Instead, rates are expected to hover around 3% to 3.5% over the longer term, barring any unforeseen 'black swan' events.

Interest rate movements in Singapore largely track those in the US, meaning high US interest rates have had an equally profound impact on Singapore's property market.

Interest rates dictate the cost of capital for property development and exert a major influence on real estate investments. The prevailing higher rates and prolonged uncertainty over the timing of rate cuts have led to a decline in Singapore's big-ticket real estate transaction volumes.

Nevertheless, Singapore still presents bright investment prospects in suburban retail, logistics, hospitality, and Core Central Region (CCR) office assets. Investors are advised to capitalise on the upcoming rate cuts to acquire these assets with strong investment potential.

Rising Housing Demand Prompts Government to Boost Supply

On another front, public consultations for the Draft Master Plan 2025 highlighted Singapore's need to develop more residential projects to meet the living needs of an ageing population and singles.

Government data indicates that by 2030, one in four Singaporeans will be aged 65 and above, while average household sizes continue to decline.

In 2022, Singapore's average household size stood at 3.09 persons, down from 3.53 in 2012. Meanwhile, the proportion of one-person households reached 15.5% in 2022, up 6 percentage points from 9.5% in 2012.

Even with an unchanged total population, a shrinking average household size translates into higher demand for housing, necessitating a greater supply of residential units.
