Perfect Ten and Pasir Ris 8 now fully sold

The final unit at the 230-unit Perfect Ten in Bukit Timah has been sold. The unit is a 1,281 sq ft, three-bedroom apartment on the 24th-floor penthouse level, which fetched $4.359 million ($3,403 psf). The buyer is understood to be a Singapore Permanent Resident.
Developed by Hong Kong-listed property giant CK Asset Holdings, the freehold condominium sits on a 104,529 sq ft site comprising three 24-storey towers and is slated for completion next year.
Located in prime District 10 within 1km of both Anglo-Chinese School (Primary) and Singapore Chinese Girls' School, the freehold development has been popular among local homebuyers.

In the suburbs of Pasir Ris, the last unit at the 487-unit development was sold on 26 May. The unit is a 1,302 sq ft, three-bedroom unit on the fifth floor that transacted for $2.302 million ($1,767 psf).
Pasir Ris 8 was launched in July 2021 by a joint venture between Allgreen Properties and Kerry Properties, moving 85% of its units on launch day. The robust reception was driven by its integrated development status, with the residential units sitting atop a three-storey retail mall seamlessly connected to Pasir Ris MRT interchange station, serving both the East-West and Cross Island Lines.
The 99-year leasehold integrated development achieved an average selling price of $1,630 psf. However, caveats lodged reveal that at least 14 units fetched upwards of $2,000 psf, with a 710 sq ft unit on the fourth floor of one block reaching a peak of $2,101 psf in November last year.
