Only One Developer Bids, but Land Price Stays Firm: Future Holland Plain Private Home Prices Could Reach $3,100 PSF
Sim Lian Strikes Again: Secures Second Residential Site at Holland Plain
Holland Plain, an emerging residential enclave in Singapore's Core Central Region (CCR), is once again capturing the market's attention.
Following its successful acquisition of the adjacent Holland Link site in 2025, Sim Lian Group has struck again, emerging as the sole bidder for the second residential Government Land Sales (GLS) site at Holland Plain.

At the close of the tender on 7 May, Sim Lian submitted a top bid of S$454 million for the parcel, which translates to a land rate of approximately S$1,491 per square foot per plot ratio (psf ppr).
Although the tender drew only a single bid—falling short of market expectations of up to six developers participating—the land rate remains comfortably within analysts' prior forecasts of S$1,400 to S$1,500 psf ppr, underscoring the developer's enduring confidence in the precinct's long-term potential.
Sole Bid Does Not Signal Market Pessimism
Market analysts generally concur that the lone bid should not be construed as a negative indicator.
Developers have adopted a distinctly cautious and selective strategy; hence, a leaner turnout for specific plots does not reflect sluggish underlying demand.
Some developers may have redirected their focus towards other CCR parcels, such as the recently launched tenders for Peck Hay Road and River Valley Green (Parcel C), which boast compelling connectivity and well-established amenities.
Additionally, other hot plots in the vicinity likely divided developers' attention. For instance, the second Dunearn Road residential site at Bukit Timah Turf City drew six contenders when its tender closed on 28 April, ultimately clinched by a joint venture between Wing Tai and Metro Holdings at S$1,625 psf ppr.

Holland Plain: A Brand-New Residential Enclave in the CCR
The Holland Plain site on offer was launched on 26 February this year under the 1H2026 Government Land Sales (GLS) programme.
The 99-year leasehold site spans approximately 169,175 sq ft with a maximum gross floor area (GFA) of about 304,524 sq ft, which can yield an estimated 280 residential units.
It marks the second residential land parcel rolled out within the nascent Holland Plain precinct.
Flanked by the Rail Corridor and the Bukit Timah First Diversion Canal, the entire Holland Plain precinct is envisioned as a tranquil, low-density prime residential enclave.
In fact, Sim Lian had previously secured the neighbouring Holland Link plot back in July 2025.
At the time, the developer landed the site with a winning bid of around S$368.37 million (S$1,432 psf ppr), surpassing the second-highest bid by a decisive 22% margin.
That plot is estimated to yield around 230 homes.
Sim Lian Clear on Holland Plain's Long-Term Growth
Compared to the Holland Link site awarded last year, the land price for this Holland Plain plot is approximately 4.1% higher.
Industry watchers believe this highlights Sim Lian's heightened optimism regarding the future growth trajectory of Holland Plain.
The higher land cost suggests the developer's conviction that the area holds immense capital appreciation potential as the precinct matures.
Holding two adjacent plots now confers Sim Lian a distinctive "first-mover advantage".
This allows the group greater leverage in shaping future area benchmark pricing while enjoying economies of scale and flexibility in master planning and risk management.
According to URA's master plan, Holland Plain will eventually see eight residential parcels released, transforming the area into an expansive, cohesive master-planned community.
Prime Locational Edge: Proximity to Bukit Timah Education Belt and Good Class Bungalow Areas
Situated in District 10, Holland Plain sits firmly within one of Singapore's most prestigious traditional prime residential districts.
It is enveloped by elite Good Class Bungalow (GCB) areas, including Brizay Park, Garlick Avenue, and Ewart Park.
The enclave is also in close proximity to the renowned Bukit Timah education belt, with premier institutions nearby such as Methodist Girls’ School, Raffles Girls’ Primary School, Nanyang Girls’ High School, and Hwa Chong Institution.
For family buyers, the compelling combination of prime residential prestige and premier educational institutions is a major draw.
Future Connectivity Upgrades on the Horizon
While Holland Plain is still in its nascent stages, public transport connectivity is set to see substantial enhancements.
Chief among these is the upcoming Cross Island Line interchange at King Albert Park MRT station, slated for completion around 2032.
As transit networks expand, accessibility and living convenience will be enhanced significantly—a key factor driving long-term confidence in the enclave.
Sustained Demand in the CCR Market
Despite a generally cautious macroeconomic climate, new launches in the CCR have posted stellar sales performances. Underlying demand remains robust, underpinned by resilient upgraders.
For example, in nearby Queenstown, around 2,405 HDB flats are projected to reach their Minimum Occupation Period (MOP) in 2026, forming a substantial pool of prospective private property upgraders.
Concurrently, several recent CCR projects have achieved stellar take-up rates. For instance, River Modern sold approximately 90% of its units during launch weekend at an average selling price of around S$3,266 psf.
Meanwhile, Skye at Holland in Holland Village cleared an astonishing 99% of its units at launch, averaging S$2,953 psf.
These milestones prove that even in a high-price environment, well-positioned CCR developments in prime locales continue to attract keen buying interest.
Future Launch Prices Expected to Cross S$3,000 psf
Based on current land rates for the Holland Plain parcel, the market widely anticipates future launch prices to comfortably cross S$3,000 psf.
The project's average launch price is primed to surpass S$3,000 psf. Furthermore, Sim Lian could potentially amalgamate the contiguous Holland Link and Holland Plain plots to develop a comprehensive residential project yielding around 510 units.
Should the two parcels be developed jointly, their blended land rate would stand at approximately S$1,464 psf ppr. On this basis, the eventual selling price is projected to range between S$3,000 psf and S$3,100 psf.
Holland Plain: The Next Prime Residential Growth Corridor
On the whole, Holland Plain is still in its early stages of transformation.
However, bolstered by progressive GLS releases, upcoming transit upgrades, an elite school network, and resilient demand for CCR properties, the precinct is rapidly evolving into a premier residential enclave.
For developers, this presents an opportune window for early positioning. And for prospective homebuyers, Holland Plain is well poised to emerge as one of the most compelling CCR hotspots to watch in the years ahead.
