[New Project] Nava Grove achieves 65% sales over launch weekend at an average of $2,448 psf

On 17 November, joint developers MCL Land and Sinarmas Land announced that 359 of the 552 units at Nava Grove have been sold, achieving a 65% take-up rate over its launch weekend. The project achieved an average price of $2,448 psf.

The joint developers commenced sales bookings on Saturday, 16 November. The positive response over the launch weekend reaffirms the strong appeal of this unique, nature-inspired enclave.

Units range from two- to five-bedroom layouts. Two-bedroom units start from 624 sq ft, with prices starting from $1.388 million ($2,224 psf). Three-bedroom units start from 947 sq ft, with prices from $2.188 million ($2,310 psf).

Four-bedroom units start from 1,335 sq ft, with prices up to $2.988 million ($2,238 psf). There is also a stack of 1,464 sq ft four-bedroom dual-key units, priced from $2,369 psf. Four-bedroom premium units with private lifts measure 1,550 sq ft, with prices starting from $3.588 million ($2,315 psf). Five-bedroom premium units with private lifts span 1,722 sq ft, priced from $3.988 million ($2,316 psf).

The stellar sales rate at Nava Grove reflects strong confidence in its distinctive attributes—proximity to the Core Central Region (CCR) and attractive pricing. With a healthy mix of investors and owner-occupiers, sales were strong across all unit types, from two- to five-bedrooms.

The project is located at Pine Grove in District 21, within the Rest of Central Region (RCR). The robust sales performance can be attributed to its compelling product offering, efficient layouts, contemporary luxury finishes, and unblocked views of the grounds and Clementi Forest.

With the building footprint occupying only a fraction of its 269,522 sq ft site, residents will enjoy expansive landscaped grounds and comprehensive facilities.

As one of the final major new launches of 2024, Nava Grove's success wraps up the year on an exceptionally positive note. This demonstrates strong underlying demand and buyer confidence in key segments of the property market.

Buyers comprise professionals in their 30s and 40s, as well as affluent families from nearby landed estates. The most popular units were the two- and three-bedroom units priced below $2.5 million. For buyers right-sizing from landed homes, the larger four- and five-bedroom units were the top choice. Around 83% of the two-bedroom units and 71% of the three-bedroom units have been sold.

The neighbouring development is the 520-unit Pinetree Hill. During its Phase 2 launch in September, 72 units were sold at a median price of $2,501 psf. In October, another 71 units were moved at a median price of $2,541 psf. To date, Pinetree Hill is 73% sold, at an average price of $2,461 psf.

Nava Grove's performance was remarkable, selling 65% of its units despite competition from the adjacent project, sales momentum in recent months, and the fact that it is not within walking distance of an MRT station.

Employment nodes such as Jurong Lake District, one-north, and Singapore Science Park are just a short drive away. The Orchard Road shopping belt is also within easy reach. The location provides residents with quick access to commercial centres, a diverse selection of dining choices, and a wide array of recreational amenities. Properties in District 21 are particularly sought after by expatriates for their connectivity and proximity to prestigious educational institutions.
