[New Project] 52% of Units Sold in Two Days! Gate+ Sparks Industrial Property Boom

Gate+ Achieves 52% Sales Within Two Days of Launch Amid Growing Demand for Industrial Properties

Singapore’s industrial real estate market continues to demonstrate robust demand.

Located in the Tukang Innovation Park, Gate+ sold over half of its available units within just two days of its launch. As of 24 May, 137 units had been sold out of a total of 265 units—representing approximately 52%—at an average selling price of around $660 psf.

This impressive performance further underscores how industrial property is emerging as one of the most sought-after asset classes in the market.

Strong Sales Momentum Across Industrial Projects

Gate+ is not the only industrial development to record stellar sales figures in recent times.

Earlier this month, CT Gold, a freehold industrial project located in MacPherson, was fully snapped up, selling all 66 units within two days of launch.

Back-to-back strong performances across multiple developments reflect resilient market demand for quality industrial spaces.

The sales outcome at Gate+ points to strengthening buyer confidence in the industrial sector. Encouraged by this strong initial reception, the developers plan to release more premium units into the market over the coming weeks.

First Strata-Titled Industrial Development in the Tukang Innovation Area

Gate+ is jointly developed by SLB Development, Boustead Projects, KSH Holdings, and Ho Lee Group.

The project sits on a land parcel spanning approximately 201,147 sq ft, with a gross floor area (GFA) of around 502,867 sq ft.

Notably, Gate+ is the first strata-titled industrial development within the Tukang Innovation cluster. The units come with a 33-year tenure—slightly longer than the standard 30-year lease typically granted by JTC—offering purchasers a longer runway for business operations and investment.

Entry Prices Starting From $792,000

The development offers a variety of unit layouts to cater to diverse operational needs.

Standard industrial units situated on Levels 2 to 8 range from 1,615 sq ft to 2,820 sq ft, with prices starting from $792,000, or roughly $522 psf.

Ground-floor units, designated as Grand Suites, offer larger floor plates ranging from 2,174 sq ft to 2,971 sq ft, complete with a mezzanine level.

These units are priced from $1.561 million, translating to around $718 psf.

On the top two floors (Levels 9 and 10), duplex-configured Pent Suites range between 1,615 sq ft and 2,540 sq ft, with entry prices from $824,000, or approximately $510 psf.

What Is Driving Such Strong Buyer Interest?

Relatively accessible entry price points and manageable financing costs have been key drivers behind this brisk sales momentum.

Compared to residential properties, which routinely command millions or tens of millions of dollars, the capital outlay required for industrial units is significantly lower.

Moreover, commercial and industrial properties are not subject to Additional Buyer’s Stamp Duty (ABSD), making them particularly appealing to business owners and seasoned investors alike.

Buyers so far are reported to stem predominantly from sectors such as general trading, engineering, marine, automotive, and recycling.

These businesses place heavy emphasis on practical operational features, underpinning steady demand for industrial properties that offer well-planned layouts and strong transport connectivity.

Functionality and Operational Efficiency at Its Core

The design of Gate+ has been tailored around actual business requirements. The units feature a column-free layout to maximise usable floor area.

Furthermore, the modular architectural layout allows owners to amalgamate adjacent units, providing the flexibility to accommodate business expansion over time.

Ceiling heights reach at least 6.1 metres, offering ample vertical headroom and versatility for warehousing, light manufacturing, engineering, and logistics operations.

Direct Vehicular Access as a Major Selling Point

Beyond workspace and manufacturing areas, Gate+ places special emphasis on logistics convenience.

The first floor includes a spacious loading and unloading bay capable of accommodating 40-foot container trucks.

In addition, the internal ramp-up system allows 20-foot container vehicles to drive right up to the doorstep of individual units, significantly streamlining cargo and logistics handling.

For logistics, storage, and industrial operators, this setup effectively lowers operational overheads and boosts day-to-day productivity.

Capitalising on Western Singapore’s Growth Story

Another key highlight of Gate+ is its strategic location.

Positioned close to key economic nodes in the west, the project is primed to benefit directly from the region's long-term economic transformation.

Within a 15-minute drive are the Jurong Lake District, Jurong Innovation District, Jurong Island, and the Tuas Checkpoint.

Meanwhile, the Tuas Port—slated to be the world's largest fully automated port—is just about a 30-minute drive away.

As major developments across the western region gather pace, corporate demand for well-located industrial space is expected to grow further.

Transit Links and Nearby Housing Boosting Workforce Access

In terms of public transport, the upcoming Tukang MRT station on the Jurong Region Line (JRL) will serve as a vital transit link, located just a five-minute cycle away. There are also bus stops directly fronting the development, making daily commutes convenient for staff.

In addition, the project is near Taman Jurong Skyline, a major Build-To-Order (BTO) project launched in October 2024 comprising 1,844 flats.

As new residents move in, the growing residential enclave will expand the local talent pool, providing businesses with readily accessible manpower support.

Industrial Real Estate in the Limelight

From CT Gold to Gate+, recent back-to-back sell-outs demonstrate that investor interest in Singapore’s industrial sector is palpably heating up.

With the residential market weighed down by high ABSD rates and elevated capital values, industrial real estate—with its lower quantum, steady tenant demand, and healthy rental yields—has increasingly become a focal point for both business operators and investors.

With major master plans such as the Jurong Lake District, Jurong Innovation District, and Tuas Port progressively taking shape, the growth trajectory of the western industrial real estate market remains compelling.
