[New Project] 19 Nassim completed, developer officially releases fitted and furnished units for sale

Four years after it was first launched in 2020, luxury condominium 19 Nassim appears to have finally found its footing in the prime residential market. Its developer, Keppel, is capitalising on the development's completion last November by marketing seven fully furnished units, positioning them as an appealing turnkey option for buyers looking to skip a lengthy renovation process.

According to Keppel's real estate division, the developer is confident that the project is competitively priced for the prestigious Nassim enclave. Unfurnished units are priced from $3,300 psf. For fully fitted and furnished residences, pricing includes interior furnishing costs and may be tailored on a unit-by-unit basis.

The 101-unit, 99-year leasehold luxury development is currently about 20% sold.

19 Nassim undoubtedly complements its distinguished Nassim neighbourhood. Designed by Chan Soo Khian, founder and design director of SCDA Architects, the architectural language pays homage to the nearby colonial-era black-and-white bungalows, drawing inspiration from their expansive windows and generous verandas.

All 101 residences at 19 Nassim are housed within a single 10-storey residential block, featuring one- to three-bedroom layouts ranging from 538 to 1,830 sq ft. To date, the developer has fitted and furnished seven unsold units within the project.

To boost sales and respond to buyer feedback, the developer is committed to offering a versatile selection of fully furnished, partially furnished, and unfurnished options to cater to diverse lifestyle needs.

Among the furnished units is a two-bedroom layout served by a private lift. Spanning 1,109 sq ft, the interior was crafted by Index Design. The unit embraces a contemporary aesthetic with light, soothing palettes throughout. This furnished two-bedroom residence is estimated to be priced at around $3.84 million.

Typical two-bedroom units range from 807 to 1,119 sq ft, while two-bedroom-plus-study configurations measure 1,055 sq ft, offering up to eight distinct layout variations to choose from.

Every residence at 19 Nassim is appointed with premium Swiss kitchen appliances from V-Zug, Dornbracht bathroom fittings, and Villeroy & Boch sanitaryware. Most units boast generous ceiling heights of 3.5 metres, enhancing the sense of space and luxury, while ground-floor and ninth-storey residences feature expansive living room ceilings reaching up to 4.5 metres.

Another show suite is a 1,475 sq ft three-bedroom unit curated by Evocateurs Design. All three-bedroom units at 19 Nassim enjoy private lift access. The balcony of this particular three-bedroom home commands picturesque views over Nassim Hill.

The en suite master bedroom of the three-bedroom layout is the only unit type fitted with a walk-in wardrobe, which leads seamlessly into an en suite bathroom complete with a bathtub. The master bedroom also features direct access to the kitchen and utility yard, which connects through to the back door and the main living area. This specific three-bedroom show unit, inclusive of all furnishings, is estimated at $5.4 million.

In addition, the kitchens of the three-bedroom units feature freestanding V-Zug refrigerators, whereas smaller units come with integrated fridges. One-bedroom apartments are finished exclusively with marble flooring throughout, while the larger two- and three-bedroom units incorporate timber flooring in the bedrooms.

Approximately half of the units sold so far are three-bedroom residences, with two- and three-bedroom layouts remaining the most sought-after among prospective buyers.

A Prestigious Nassim Address

The developer remains confident of moving the remaining units over the next two years. Furthermore, it is not pressured by the five-year Additional Buyer's Stamp Duty (ABSD) deadline, as 19 Nassim is a redevelopment of the former Nassim Woods, in which the developer had already held a majority stake prior to the introduction of the five-year ABSD regime.

19 Nassim also offers buyers a flexible suite of options, ranging from fully furnished and partially furnished to bare units, accommodating a broad spectrum of buyer preferences.

This adaptability and immediate move-in appeal may provide just the catalyst 19 Nassim needs to reignite sales momentum. Back in 2020, as the project was gearing up for its market debut, the government introduced the Covid-19 "circuit breaker" measures, which dampened initial launch momentum.

Transactions at 19 Nassim have since proceeded at a steady, measured pace, with capital values strengthening in tandem with sustained buying interest. In February last year, the development achieved a record high on a psf basis when a 1,410 sq ft three-bedroom unit changed hands for $5.51 million ($3,906 psf). This surpassed the previous peak set just a month earlier, when a 538 sq ft one-bedroom unit went for $2.09 million ($3,876 psf).

The developer believes discerning buyers will appreciate the defining attributes of 19 Nassim—most notably its coveted address in prime District 10's Nassim enclave and the versatile home layouts on offer.

With the development now fully completed, buyers can experience SCDA's architectural finesse in person, taking in its proximity to Orchard Road, Napier MRT station, Dempsey Hill, and the Singapore Botanic Gardens.

Presently, 19 Nassim stands as the only newly completed luxury development with developer units available for sale within the Nassim precinct, making it a compelling consideration for prime residential investors.
