[New Launch] The Hillshore to open for public preview on 6 April

FRX Capital will open its 59-unit project, The Hillshore, for public preview on 6 April. This marks the boutique real estate developer's maiden condominium project, having made a name for itself with landed homes such as the Mount Rosie Signature Collection.
The Hillshore is a freehold development located along Pasir Panjang Road in District 5. Sited on a 45,726 sq ft plot, it comprises two 5-storey residential blocks. The development offers two- to four-bedroom units ranging from 733 to 2,161 sq ft, including four 4-bedroom dual-key units. There are also 13 penthouses with sizes spanning 895 to 2,161 sq ft.
Penthouses are priced from $2,300 psf, while standard units in the development are priced at around $2,500 psf.
This pegs The Hillshore's launch prices slightly below those of Terra Hill, the most recent freehold condo launch in the vicinity. Located on Yew Siang Road, the 270-unit project moved 102 units (38%) at an average price of $2,650 psf when it was launched in February last year. Sales momentum has since tapered off, with the project standing at about 40% sold to date based on developer sales data.

The Hillshore is expected to receive a warm reception when it officially launches on 20 April. Over the Easter weekend, the developer invited several prospective buyers who responded to early advertisements to visit the sales gallery. Many of these buyers were keen to issue cheques and secure their chosen units, but the developer decided to stick to its scheduled booking day on 20 April.
The recent sales performance at Lentor Mansion is an encouraging sign that buying momentum remains robust in the primary market. Homebuyer sentiment today boils down to the type of product people are looking to buy, with purchasers being much more discerning about the layout, offering, and build quality.
Developer FRX Capital has channelled its expertise in luxury landed developments into the design, fittings, and appliance selections for The Hillshore. For instance, it provides built-in ovens, induction hobs, and cooker hoods from Swiss luxury brand V-ZUG, alongside Samsung refrigerators and washer-dryers. Units at The Hillshore will also boast generous ceiling heights ranging from 3.2m to 3.7m, with select units reaching up to 4.6m.

The project sits on an elevated site that slopes down towards Pasir Panjang Road, allowing the rear five-storey block to benefit from the higher elevation. Units in this block facing the front of the development enjoy the best views and are all three-bedroom layouts. Bedrooms on the third floor and above overlook the entire development, taking in views of the surrounding Pasir Panjang enclave, including Kent Ridge Park. Lower-floor units, meanwhile, will overlook the internal courtyard, swimming pool, and landscaped areas.
The rear residential block houses the development's four-bedroom dual-key units. Designed with an emphasis on privacy and greenery views, these units also overlook the children's play area and lap pool. The development's sole four-bedroom duplex penthouse is located within this stack, featuring an en suite master bedroom on its upper level complete with a kitchenette, walk-in wardrobe, and dedicated living area.

The developer had been preparing for The Hillshore's preview since January, but encountered delays in securing approvals for its sales gallery and showflats, leading to a postponement of several months.
With a steady pipeline of launches slated for this year, delays in securing approvals to open sales galleries remain a concern.
The market expects close to 40 new private residential projects to launch this year, with even more in the pipeline for 2025.
For now, the launch of The Hillshore counts on the development of the Greater Southern Waterfront to broaden its buyer appeal beyond the immediate Pasir Panjang area.
The development is well-positioned to benefit from the new amenities, schools, and shopping malls being developed in tandem with the Greater Southern Waterfront.
